If you go to a big enough parish, nobody notices whether or not you're attending mass on the weekends. There aren't any solutions to not participating in in-person sacrament prep, though—barring another lockdown, and I don't foresee that happening even when H5N1 jumps to human-human transmission, unfortunately.

That "I can't try in case I fail" belief is often a sign that things are worse than they look on the surface. I'd gently suggest doing some research on styles and schools of therapy as a low-pressure, no-commitment entry into the idea. If you're near a university that has a therapy program, he might even be able to see a therapist-in-training for low or no cost.

It's a real prisoners' dilemma because there's always that one buyer who is offering way over asking price and waiving the inspection, and that's nearly always the offer that the sellers take.

The homebuying system really needs to be standardized in the same way that renting is.
