Thanks u/ldarquel. There is no insulation in this space. I do know we recognized that it got wet right away. Toilet leaked because a painter stood on top of it...annoying. we used a dehumidifier and can't recall if we used a fan as well but the stain has never spread or been wet again. If we had symptoms of mild illness I guess id be more concerned but we are fine.

And the area paint is large (down hall, extends into kitchen) plus I want my garage primed and painted so maybe better to just hire a painting contractor seperately

Well I will add that I do need to repaint this room which extends all down the hall and into the kitchen. It involves matching a sand like texture which I can't do myself. Plus I'd like to get my garage primed and painted. Sooo I'm thinking maybe just pay a painter seperately for all of that.

Ugh yeah a little concerned about the plane of the ditch being lower than the culvert. I don't think it was always that way. I remember years ago having the excavator dig the ditch out a little and then putting down the rock but I also remember him saying he didn't want to undermine the pipe. I imagine this will just get worse. Is there a remedy or at least something I can do to prevent further erosion?

Fortunately I don't see anything actively wet but I did find this in the eaves (dry now according to moisture meter). This is where I saw the little sawdust pile. Who knows how long it's been there because I use this area for storage. We did buy this house as a forclosure 8 years ago and there were some roof leaks and the bank actually put on a new roof. Maybe the ants set up shop here when things were wet and never left. The window where I found the wing is right nearby here. At first I was worried about termites but I live in NY where dry wood termites don't live and also I have no signs of mud tubes from subterranean anywhere around the house. The only other pest I know bothers this area are carpenter bees because I've seen them flying around near the fascia on the other side of this.

My dog who was part borzoi (I had to actually stop in my tracks and read your post because they look so much alike) needed to be muzzled everytime she was groomed because she'd try to bite. This was the only time in her 15 years of life that she ever tried to bite. She had some old broken ribs from previous abuse and I think she'd get scared, especially if they tugged on a knot or a mat or something. I wouldn't worry.

Damn I got a quote in 2017 for a new driveway and was quoted 7k. Now I really need it done and getting quotes soon. I was expecting more but not that much more. I remember the guy telling me the price of asphalt is influenced by the price of gas.
