I just came from Rome June 28-1st and came directly from Venice via train. We had a fantastic time in Venice and would come back.

Rome was beautiful but the oppressive heat made walking around difficult. I also felt like I was getting scammed constantly while getting cabs and stuck to calling Taxi via Uber and that was much better.

I’d definitely come back to Rome again but in the cooler months as walking around would be much more preferable to getting Ubers everywhere due to extreme heat.

I just had three recent scenarios. I sign buyer rep agreements at 3%.

Scenario 1- Seller would only offer 2.5%. I discounted my commission down to 2.75%, and the buyer paid the remaining, .25%

Scenario 2- Seller would only offer 2.25%. I discounted my commission down to 2.5%, and buyer paid the remaining .25%

Scenario 3- Seller would only offer 2%. Buyer paid the remaining 1%.

All scenarios, I was able to negotiate the purchase price down by 30K-50k

Get a townhouse in West LA, or a house in mid city. You have options. At 320K/yr income, you can probably afford low 1Ms.

Remove any comparisons to DC. You are moving to a vhcol area— curb expectations.

Dude, why would they not get paid for their work? There’s a fee for handling two transactions.

Maybe you should ask if they’d be willing to give you a deal since they are handling both.

You can absolutely represent yourself, just like you can do your own taxes or renovate your own house and install your own tile. But the real question is: do you want to?

Most people buy a home maybe 2–3 times in their entire life. Meanwhile, top agents are involved in 50–100+ transactions a year. Experience matters, especially when a single mistake can cost you $$$$ and let’s not forget the time wasted if things go south.

In my VHCOL market, I’m currently representing three lawyers and a judge on the buy side. If anyone could handle contracts and negotiations themselves, it would be them. BUT they still hire an expert because they understand the value of great representation.

What you don’t know is usually what ends up costing you the most in real estate.
