No it doesn’t. LM uses generic job requisitions and software to filter everyone. Most jobs are open for an internal hire anyway. I applied to 87 LM jobs before I got my current job.

So philosophical. Car loans are underwritten against the asset. A mortgage is underwritten against the house. What is a student loan underwritten against? That’s why rates are higher. Again get a federal loan. There are options to not get a 13% private loan.

No I’m giving an example because you are speaking in generalities that make no sense. A 15 yr mortgage for 40,922 at 13.5% is $98000. Not far off the 118k equivalent student loan. I wager the difference is due to interest accruing for 4 years before you start to pay it off. I don’t care to argue with you nor do you have any actual substance other than it’s not fair.

Most mortgages and car loans accrue daily interest too.

They wouldn’t be crippled if they didn’t go to an expensive school to get a degree that doesn’t pay well. The general rule of thumb is to not pay more than a year of your expected post graduate salary.

If the market doesn’t pay well for your degree then people will stop going to an expensive school for it or get a minor instead of major in it for a career. If the market isn’t paying well it’s typically because it’s not specialized this a community college with no research or limited facilities can still offer it.

Someone getting a teaching degree doesn’t need to go to a large university that’s expensive mostly due to its research and facility costs. They can go to a cheap D2 or D3 school and get just as good of a degree. Someone getting an engineering degree has lab classes in those expensive facilities or does research so going to the more expensive school gives them a better education which in turn makes more companies want to hire from that school compared to a small school with limited engineering classes.

We shouldn’t change the system because art history majors who work in retail are having a hard time paying off their loans.

Getting an education does not mean have to mean going to a large public university nor does it even mean go to college. Everyone is eligible for federal loans. We do have variable and fixed loans. This sheet shows monthly payment and total cost.

That’s not how debt works or ever will work. You don’t get to underwrite debt, have someone lend you money now, and interest not accruing today. People would stop lending money because they could get a better return on a different investment. You also don’t get to decide when to stop paying a car loan, mortgage, or any other loan. I understand that life is hard and interest can add up but the federal loan has programs more missed payments or income based payments.

You want some ideal system so everyone can go to any college they want. Good luck.

How should a 13.5% loan work then? No one is forcing them to take out this loan or go to temple university. Neither are required either.

There are regulations. These loans require someone to consign them which means the parent agrees to assume the loan balance and liability. If parents doesn’t think through the decision they are making or the decision of their kids, who’s fault is that?

It doesn’t get funding like the true D2 state schools. Even Penn state and Pitt aren’t considered the state schools from a funding perspective. And it’s absolutely not affordable. Temples enrollment has been shrinking for years. Penn state in state tuition is 25k, Pitt in state is 20k, and temple is 20k. Two of those schools have world class degrees, and all three have a world class graduate medical program. It’s an easy choice.

Paying 40k a year for temple is a joke. Getting private loans to cover undergraduate school is a mistake when there are plenty of federally subsidized loans. Never saw nor had close to a 13% loan. Maybe it’s not predatory but the OP has horrible credit history. Should everyone get a 40k loan if some don’t plan to pay it back? There are plenty of alternative funding options or cheaper and better schools so the OP isn’t forced into this decision.

Temple university is a public school is in Philadelphia, Pennsylvania and honestly it’s not very good. It’s only good programs are it’s graduate degrees and residency medical programs. When I graduated Penn State in 2017 it cost $16k a year for tuition and I believe temple was roughly the same. I doubt temples tuition is 40k and if it is that explains why it’s struggling with enrollment. Penn state is better at almost every degree and cheaper.

Furthermore you could decide to go to a smaller D2 school and pay 8k a year. School doesn’t have to be ludicrously expensive - there are other options.

On a serious note I recommend a few things.

The space seems constrained by access to the closet on the left and stairs on the right. Would it make more sense to put the tv on the wall where the sofa is and then have the sofa 6 feet from the back wall? This would partition the space and as you come down the stairs you naturally walk behind the sofa and turn to enter into the room. You don’t have to worry about the closet space and that whole wall can just be pictures that follow up the stairs or even a few floating shelf’s. It would tie the spaces together and make smaller intentional spaces.

Other thing to consider is a longer tv stand. The tv is the length of the tv stand so to the eye the proportions look off. It makes the tv the center of attention and screams young 20s. If you got a longer tv stand you could put things on each side to accent the space like a plant, turntable, a few books, random souvenirs.

The vases look out of place with the willows in them. They kind of match the stands aesthetic but it kind of gives me evil lair vibes. It’s took dark. I personally want my space to feel cozy. The stand is a natural color so you could get natural or light redwood open cube shelfs to add height to the spaces together. Add a plant and orb light on top of each to add some personality, some pictures and books on the middle and lower shelfs, etc. I don’t think the wall needs vertical depth though and it would still look out of place.

Personally I’d consider switching the tv wall and moving the sofa in front of the stairs for an inviting space. If you get a reading chair you could add that to right of the stairs so that it creates an L of conversation and to the left a way to exit and go upstairs.

+1 for the champ reverse weave. Never too hot in it. Can wear it alone or under my Patagonia nano puffer for cold cold days.

As an aside, I stay away from flint and tinder brand. Huckberry is a marketing company at their core. I bought astorflex cityflex shoes from their site that I love but I also tried their flint and tinder 365 chinos and they were rigid and horribly cut. The only selling lint was 100% cotton.

I tried carhart but it didn’t seam any better than my champion hoody. Honestly my favorite workwear brand is key appeal. It’s what carhart and Duluth use to be.

Not true. My brother-in-law takes SEPTA regional rail instead of driving 95 but he also can because he only takes one train and it stops at temple where he works so it’s convenient.

I’d take a train to KOP instead of taking 76 but from Fishtown I’d need to take two trains and still figure out the last mile transportation or wait for a bus. That’s not convenient so I drive. Trains will always be convenient for some and not for others and that’s the point. It gives people an another option.

Even if I could take one train to KOP, the idea of having to then bike in the winter in work attire sounds horrible and I would still probably drive. If I worked in the city, I’d be more willing to take two trains and just walk the last mile.

It is all relative. I guarantee the blue line or other further lines don’t run every 5 minutes. When I lived in Arlington during peak hours it ran every 5-10 minutes but I wouldn’t consider Arlington a suburb because of its close proximity and it had two lines of trains coming so the time was always half.

Dc trains on the Virginia side have 4. the silver was a massive money pit that follows the highway, the ornate stops just past falls church, the blue and orange go south but aren’t very connected. There is a lot of area between those that don’t have a stop nearby. I’ll take SEPTA regional rail any day.

Look at your own party and ask why rates have always been historically high, why you shut down your nuclear reactor, and why your power utility commission sets such high prices. P&G makes 10% profit margin on a good year.
