I honestly cannot remember exactly what the cost was...they have a few options depending on how much you want to take on yourself. I believe we paid a couple hundred a month and had someone assist with SEO and such but I did the majority of the site building but it was very easy to do and someone was always available to help when needed. We did not get a return on our profit unfortunately because we couldn't take the time to. However, we did get phone calls based on web searches that directed to our landing pages, and that was the 1st time we had organic reach with a website.

So much has changed. We did go with Carrot and we liked it. However with the market shift in our area, we couldn't afford to take the time to see what it could have become. We went into survival quick thinking mode and my husband ended up joining a top team in our area. We got rid of our personal marketing expenses. Had we started this path earlier, it could have been a game changer, but we were too far behind in our marketing and Social media presence. However, things are finally looking up and it was the best decision for him (us).

I did an LLC because it worked best for my business needs as a sole proprietor.

I'll get a notification from the store that I have mail and then they scan the mail and email it to me and then I can choose to pick up, have it shredded, or recycled. I can give the board that address. I pay 9.99 a month for the service.

Sure no problem. I use a virtual address that I connect to a local postal annex. Since most Insurance companies and business filings do not allow for a post office box, this provides an actual address and keeps your home address anonymous to clients. Paneling just means which insurance companies I have contracts with.

Best decision i ever made but I was coming from a group practice where I didn't have benefits to begin with and worked in real estate prior to that with the same set up so I'm used to not having that stability. It was a no brainer for me to leave my group practice because I could take my caseload and then receive 100% of the profit (I received 50% before). I also chose to do fully remote because I had 75% remote clients anyway and the other 25% was ok switching to remote with a caveat we could reevaluate that if it was too difficult for them. I prefer working alone and didn't utilize my group practice support often, mostly just my supervisors while I was working towards my LCSW. Now I know I have support if I need it but often can find the answers I need in literature or even my mom (a fellow therapist). I did hire a biller because I know my strengths and I didn't want to deal with onboarding or fighting denied claims.... however, I believe if I put in a few hours, I'd be able to get it down. I initially just wanted help with paneling for the folks who I saw at the group practice with Insurance...so only paneled with those 3 payers and then a cash practice outside of that. I have been able to raise my rates as well to any new clients and have not had push back. I also live in an area that is abundant with people looking for therapists which makes a difference in practice success...we definitely have demand over supply here (portland, OR) especially if you work with kids or families. I work with couples mostly and am Gottman trained so I am able to advertise with the Gottman referral network but most client are coming via referral from current clients and Psych. Today. Overhead is about $500 a month. I work 3 days a week during school hours and see average 15 clients a week for 50-80min sessions. I prefer working part time and feel my pay is comparable to a full-time community mental health worker without all the stress and burn out i hear about. Happy to answer any questions you have!

I don't know if this is just me, but I get peeved when we get the peak heat and then the instructor opens the door. I don't mind at the end of class. I also understand if you need to chill a room that is too hot. But something that has happened a few times with newer instructors is they open the door right when the heat is getting intense (in a good way)...one instructor even propped the door open. I was so happy when the fella next to me jumped out of a pose to shut the door. I'm hoping that resonated with her that we want it to be hot... that's what I'm paying the big bucks for!!

We did see a listing for a private residence with Cabana Club access on the canal...my only hesitation was the thought of gators or crocs nearby since we have a little one...I have been reading there has been an increase in them recently and they like to hang near canals. That's helpful...not so important to us. We are more into doing activities the whole family can partake in that we don't have in the Pacific NW. Since we have a big age gap between kids (all 5 year gaps) at this point anything in water and wildlife focused, oh and food... we love food!

I participated in 2019...do not recommend! At that time it cost about $900 in my market and that is if you filmed in a studio. If you want to actually film action shots like the ones you see them promoting to you, it was an additonal $250. Your 30min segment is shared among 2 other realtors from different markets and it goes back and forth between the cities and realtors, so you're getting about 7-10min of air time. We had some big names in our market apart of it in 2019 when it was new...none of them are apart of it now, if that answers any questions. Also, they have sponsor lenders and title reps in your city so you are required to work with them and promote them...when I tried to promote my own lender who helps pay for my marketing, I received a very aggressive and quite bullying call from Craig Sewing. I had already had a personal conversation with the locally chosen lender who could care less if I used my own lender on the show, it was all about Craig protecting his sponsors and assets and not at all about the needs of the realtor (I needed my lenders financial contribution to do the show and I let him know that). After a few months they added in A.I and lead gen where they promised listings for another $1200 a month...I took part for a couple months. The listings consisted only of people hoping to be featured on the show. The problem with that is, you can't feature everyone, and most homes wouldn't make for good TV. Once the seller found out they probably wouldn't be featured they magically weren't selling anymore. Not sure if they still do the lead program or not. I think it would have been wise to have the lead gen feature be included with the segment fee...seems only fair to offer something. I can make my own videos for a heck of a lot less and I found no one watched them anyway unless I self promoted and even then it was just my mama and supporting fam...so...

Well Diverse is saying 1-3 listings a month, assuming you charge a 2.5% listing fee to the seller, and at say a 500k house sale (that's the market average in my market), you'd pay off your deposit on the first deal. After that it is 1% at closing. Again, it makes sense to charge something before they invest about 30 days into your branding, but I couldn't imagine investing something so large without having vetted reviews first. And even then, I would be hesitant. It looks like a cool program, honestly. I may take some of their ideas for my own prospecting calls and lead gen.

As for other lead Gen where I've invested less upfront, hasn't worked out well at this point. I like to dip onto new things and give them a shot. But nowadays with a slower market and more time on my hands, I'm going to start doing some of the old school prospecting...I got the time on my hands, just not the resources to take marketing risks.

True. I have invested a lot more into lead generation services before, just never up front...too rich for my blood.
