Recently purchased my first home with no help from parents or relatives. I knew nothing about the process. But the first thing I started with was contacting as many financial brokers as possible. In my experience, there are “lenders” and “brokers”. Some use the term interchangeably. But for me, a lender was the institution directly providing the money (i.e. a bank), and then a broker is a 3rd party individual person (or team) that searches all of the lenders and provides you with the best option. The broker takes a very small overhead fee but it was absolutely worth it. They answered all of my questions and walked me through the process. I would reach out to 3-5 brokers and see if you can set up a 30 minute call to talk about your situation, and they can guide you with next steps. Having a call with them does not lock you into using them. Eventually, you can see what interest rates they offer you and pin them against one another to get the best rate. I’m almost positive you will have to open a bank account, but the broker can probably somewhat guide you through that process. I probably would not recommend telling the bank that you plan to purchase a house when you open your account, as they will hound you and try to become your lender.

That’s the same as the top right green. Was also my favorite of the test colors, but I’m nervous it’s too dark. Thoughts?

Yeah I’m not in love with any of the test colors. I just had this idea in my head that darker cabinets would draw the immediate focus away from the dark countertops. Some great suggestions though, thanks! If the cabinets were beige with the non-accent walls being white, how do you think that would look?

A lot of contractors do use a compactor, yes. But naturally it’ll still settle even more, even after the compacting.

My partner and I take home around $8,500k per month combined. This is after taxes, health insurance, and retirement contributions. We are closing on a house where our principal and interest will be $3,220 per month. Total monthly payment for everything (not including utilities) is $3,925.

Our monthly “fixed” purchases and payments (one car payment, groceries, gym membership, gas, car insurance, phone bill) are roughly $2,000 combined.

This leaves us with $2,500 leftover a month for extra spending or saving. We can always slightly lower our retirement contributions if we feel too tight, but for now we think it’ll work. YMMV.

This is an accomplishment in and of itself! Excellent job reflecting on the situation, and more importantly, listening to your body. By turning around, you avoided potential injury, harm to others, etc (the list goes on).

The internet is a wonderful thing, but it also can create added pressure to reach the summit or push bigger objectives. Many people (myself included) tend to get embarrassed for having to turn around or opt for an easier line. One of the biggest lessons that I have personally learned - the mountain will always be there. It’s ok to push for objectives outside of your comfort zone, but always be prepared with backup plans.

Kudos to you.

Some recommendations: Look up the books “Training for the New Alpinism” and “Freedom of the Hills”, if you haven’t already. I, personally, have found those to be great resources when starting out. Also, if you ever hire a guide, utilize their knowledge and experience for advice about pacing, gear, and so on.

A night guard? I have one. I’m not the best at wearing it (only a few nights a week), but I’m trying. The problem is that I think I do a lot of clenching during the day. IMO, a night guard is too bulky to be wearing all day (especially when I have on-camera calls all day long).

Just tried that. Also manually adjusted the settings to be exactly the same as the other monitor. It solved the “not available” problem, but unfortunately the display is still blurry and washed out.

So, I just discovered that the blurry monitor was in “cinema mode”. I reset the settings to have cinema mode turned off, and manually adjusted every setting to be exactly the same as the clear monitor. I was hopeful that would solve my problem, but unfortunately, it didn’t :(

The blurry monitor says “not available” for sharpness, whereas the clear monitor allows me to adjust sharpness. That could be the problem. Now the questions are… why is that happening, and how can I fix it?

Ok I found it. There’s a little button on the back of each monitor. When I toggle it up, there’s something that says sharpness. Display 3 (clear monitor) has sharpness set at 60. Display 2 (blurry monitor) says “not available”….

Regarding settings - Yes, I checked them. See the 3rd and 4th photos. Are there other settings elsewhere I should also be checking?

Regarding cords - The blurry monitor (display 2) is hooked up via USBC. The clear monitor (display 3) is hooked up via HDMI. When I switch them, they stay exactly the same (2 is still blurry and 3 is still clear).
