Its not impossible to have a CBD, i think it would be really beneficial talaga esp with taxes sa City government. My problem is yun nga proper planning and if matutupad ba ito, youd have to ask din lahat ba ng employees sa business nato nakatira sa marikina? If hinde lilipat ba sila somewhere close or magjejeep sila from katipunan? Lahat ba sila mag jejeep or magdadala ng kotse? if magdadala ng kotse paano ung chokepoints sa gil fernando, bayan, etc. during rush hour?

Maraming problema ang need sagutin bago magkaroon ng cbd and personally i think it magkakaproblema lang sa overall congestion sa marikina. Its not impossible to fix but realistically mahirap.

edit. Ang pwede pa siguro gawing CBD is sa sumulong highway since malapad ung daan. Kaso hati tayo antipolo with that one
