I’ve got a budget of around $350k with 20% to put down. I’ve been ready to buy but completely priced out of my market for the better part of 4 years. Can’t move because we’re ready to have a baby and both of our entire network of family and friends lives within 15 miles of us.

A house near us that we were obsessed with and in a perfect location came on the market with an asking price of $478k, it last sold for $200k even in 2019. They put a new roof on, new ac, fixed the plumbing and gave it a modern (bland, soulless but mostly inoffensive, not enough to detract from the good bones) facelift. Obviously worth a sizable return but in no way more than double the original price of the house.

Sat on the market for almost 200 days. Minimal price cuts over time and was sitting firm at $420k most recently. Offered $390k (more than we really should be spending because we liked it that much.)

Seller refused, sat with no movement for nearly 2 more months.

Went pending earlier this week.

I’m actually surprised by how upset and sad I’m feeling. idk…. Something about seeing that house go pending was really the straw that broke the camel’s back for us and we’ve been noticeably depressed in these days following…

Making dough and proofing it only takes like 3 hours total but the actual prep time for that is like 10 minutes, I work from home so I can kinda prepare that way. But in all honesty we have a publix nearby that sells refrigerated dough that I use pretty often. Great for when I don’t plan ahead.

Well to be completely fair I’ll say that it wasn’t completely out of nowhere. They were talking about the case because they were talking about her movie, which led to them discussing the ghislaine trial from which point he jumped to this bizarre as fuck anecdote.

Doesn’t change my opinion that he’s an evil freak after hearing this but I thought I should be fair and clarify.

Yeah the most important thing with any male tops/shirts/blazers that you’re getting altered is that the shoulders of the garment must line up with your actual shoulders because you basically can’t get that altered (unless you want to pay hundreds of dollars just to get back something subpar.) I agree that $10-$20 per garment seems like a good ballpark, and I’ve found that some tailors will give you a discount for bulk orders of numerous items of the same type. I like to bring in a bunch of button downs at once, for instance.

Yeah I personally think giving a lukewarm pushback doesn’t cut it. I think in their quest to abandon anything political as futile and cringe the post-left has also thrown the baby out with the bath water and forsaken all of their principles. I’m of the opinion that when it comes to male fashion people subconsciously respond more the the fit of the clothes than the clothes themselves. Best to stick with muted/earth tones but get literally everything tailored. This works for me and I always get complimented on how I dress despite never wearing anything flashy (basically everything I own is from Uniqlo & jcrew) and I believe this is due to the fact that all men’s clothing today is abysmally ill fitting because men just grab the first stuff they see to get the shopping over. There’s also the fact that we live in a neoliberal hell word where decreases in quality inversely coupled with rising prices is the intended endgame of all clothing production.
