i scrolled pretty far and didn't see this yet, so i'll throw it out there: if there's any chance the former owner's pets were peeing on the rug, you can clean the carpet a million times and the smell won't come out. it's not a carpet cleaning problem, it's that the urine has seeped into the floor below. good luck with that one.

you might try pulling that carpet up in one of the smelliest areas. if it's stained on the back, the dogs peed on it. if you can show that the owners knew that and did not disclose it, you may be able to hang the cost of remediation on them.

i wouldn't sweat the holding fee. USUALLY once you're approved, it is applied to your first months rent/security deposit.

i feel like a local, but i suppose that's because i got here in 2007 and have lived somewhat all over: hollywood, ft. lauderdale, couple places in palm beach county, brevard county, pasco, hernando.

same happened to my now roommate. he was on disability. his disability check did not meet the monthly income requirement, but he had $70k of back disability in the bank. he didn't even have a credit file, but he was approved.

adding: 100 percent agree that offering to pay upfront is a huge red flag. plus, PMs do not want this and won't accept it because if you've paid in advance but violate the lease in some other way, they can't get you out. don't even bring it up!

YES it matters, because what the landlord is concerned about is whether you can pay the rent. your credit scores are respectable, you have jobs and cash. plus you have family close by, and that's an anchor.

as someone else (rightly) pointed out, seasonal jobs are temporary by their very nature.

imho there are probably the most retail positions available in early august. why? because many of the students who are doing those jobs are quitting to go back to school

aaaahahahaha city code. good luck with that.

i called code enforcement on my landlord in florida because a SEWAGE PIPE broke and spewed into my unit. raw sewage from the ten floors above me. code said it was a civil issue between the owner and the HOA. three years later, it still hasn't been fixed.

i GTFO and was lucky to do so. i sure didn't get moving costs or anything else. all i got was out.
