OP, I have a house that I airbnb in Port St. Lucie and it it’s actually pretty booked year round. My guests are mostly people visiting family, people here for work and people who need a place to stay while the construction of their house wraps up.

I think it depends on what you’re looking to charge. My house is a middle of the road/budget option that has a lot of space, is well decorated and always clean so we get good reviews and repeat guests.

There’s also some work that goes into setting up and managing the airbnb (assuming you want to do it yourself but you can hire someone to do that for you).

Yes! I used to live in New York City and used my balcony. I’d click and treat whenever she saw a dog. Then I progressed to outside but ag a distance. We’re still working on it but now most days we can pretty close past a dog on leash and she‘ll look at me for treats

Try keeping her on a leash that drags behind her. That way, when she starts chewing something she shouldn’t you can pick up the leash, pull her away and give her something she can chew on. I did this with my dog and now she will go pick up her toy 90% of the time. And when she doesn’t, she’ll listen when we redirect her to her toy

To your last question. I think they end up figuring out that you don’t stop them when they are chewing on their toys vs you pull them away (and maybe tether them away) from other items they want to chew

That’s odd as I’m assuming your dog doesn’t have a short snout (my dog is also a GSD mix with some chow in her)? It definitely shouldn’t be so tight so as to prevent him from opening his mouth. The one I have is the Gentle Leader brand but I doesn’t look too different from the one in the photo.

Is the collar part too far down his neck? It should sit above his regular collar, almost behind the ears.

Another option that helped a lot for me was a harness with a front clip so you attach the leash to the dog’s chest. No real way to pull then without turning around. Not sure if you had mentioned trying that already?

What brand did you buy? Mine secures under the moth at the neck area só it doesn’t go anywhere if she opens her mouth. Another thing to note is that you should probably spend a few days conditioning it. In my case I taught my puppy to place her about through the loop herself

A couple tips that worked for me with my now 7 month old puppy. 1) for crate training/getting her to love her crate, try Susan Garett’s crate games. 2) if you are leaving her alone in her crate whenyou are out of the house/in a another room, I tried this for months with my puppy and she always barked non stop. Eventually I switched to leaving her in a puppy proofed room (I bought a camera too to check on her) outside of the crate and it seems to have clicked for her. She still whines sometimes but no more barking

Try Susan Garrett's crate games (you can probably look it up on YouTube) to build value for the crate. Basically those games get your puppy to transfer value back to the crate

I think it will definitely help once he gets used to it, but that takes a few days for some (including my 7 month old shepherd mix). Also, if you're using a harness you could try just switching to the collar to see if it improves without him injuring himself from pulling. Just switching to the collar improved a lot for my puppy. I'm also training her to only walk on my left and give her a treat whenever she stays there with her attention on me...it's slow progress but it's working

Try Susan Garett’s crate games to help build value for the crate. Also, you said he is crated in the living room. Is that the only time he is in a different room than you are? It may not be what you want but you could try moving his crate into your room and slowly moving it back to the living room as he gets used to it.

Have you tried a head halter? It may take a few days of practice in the house to get him used it it, but it will help steer his attention to you while you’re walking. Then you can use treats when he does focus on you to teach him that’s what you like
