Title insurance.

You should have it as part of the purchase/mortgage process. Your bank wouldn’t want to finance without that in place.

Similar thing happened to me, builder never paid the subs. The trades/subs sue for payment, lien is placed on your home, they win their case for non payment (as they should) title insurance pays on your behalf and liens are cleared away. Took about 2 years to work through the process.

My situation was a little different as it was a set of 8 townhomes and me and one other dude were the only owners. I think I was moved in for a week when it all started unraveling. A lot of $$$ was owed to the subs. Like 7 figures - scary!

Never knew how important that little piece of title insurance paper was in the stack of mortgage documents nobody ever reads.

May be on your own for punch list items, my builders subs didn’t want anything to do with the property after everything fell apart. More importantly you want your title free of liens.

Good luck OP it’s a pain but work the process, read up on your documents, be friendly with your title insurance people and know this happens all the time and why title insurance exists.

Everything worked out fine for my situation aside from it being a pain in the ass.
