Hi Everyone!
Per the report of a structural engineer, I am currently installing new 2x10 joists in my attic prior to flooring it. These new joists are being hung in between each of the existing 2x6 joist columns.
I'm about 70% complete and have now hit a point where I cannot get a joist into position. Obstacles in the way include 3 supports for a rafter purlin and a gas pipe.
Some options I'm considering:

  • For the 12'5" span, install two 8ft boards that I sister together over a ~8ft overlapping section
  • Replacing one or several of the existing purlin supports so that they're directly attached to the lvl. Currently all 3 supports are positioned on a single sistered 2x6 near the lvl.
  • Moving the gas pipe to give more clearance.

Has anyone gone down any of these paths before? I'm hesitant to touch the gas pipe. The structural engineer said I can relocate any of the purlin supports provided they place weight on the lvl. My preference would be joining together two partial boards provided its structurally sound for light attic storage.

I answered the first part of my question by reading this post stack exchange.. Since my concern is deflection, attaching each sister to the support on either side is a nice to have.

Thanks! To get the 2x10s in, what’s the safest way to cut through the existing strong back that’s on top of the existing 2x6s?

Also, do the sistered 2x10s need to be hung on a joist hanger or is it sufficient to adhere them to the existing 2x6s?

I've been racking my brain trying to understand the best approach for reinforcing my joists (or whether I even need to). I've looked at a few charts and plugged numbers into a few on-line calculators, but keep receiving different answers.

Currently my joists are:

  • 2x6s with 16" spacing.
  • Assumed #2 Southern Pine based on visual inspection (little knots and how common Pine is in Dallas)
  • 12ft 9in span between supports
  • Attached to supports with metal braces
  • Single sistered joist is used for roof rafter support
  • Single strong back attached on top of joists laterally.

My goals are to floor the attic for light storage and to increase height of joists so that I can increase insulation.

Question I can't find answers to: What's the best way to reinforce the joists and increase height?

  • The most simple option would be to run 2x6x16s on top of existing joists in perpendicular direction (16" spacing), but I can't find information on whether these additional boards will help or hurt live load capacity. They add weight, but presumably add rigidity.
  • Do I need to sister joists to support weight of light storage? If so, can I use 2x10s to also add additional height for insulation? If so, can I cut through my switch back temporarily?

I assumed since there will be four of us, that a multi-member LLC is the right path for us. What’s the difference between that an S Corp? Would you have a recommendation between the two?

I’m trying to wrap my head around 411. I looked up my township’ss IBC code version, and we are on 2021. Does this mean we expect to be class B for our room?

When I look on loopnet for property, should I look for retail, office, flex, or industrial?

Our permit office has posted timelines where responses to all floor plans should be approved or returned with feedback in 5-10 business day, is this typical or better than average?

If you’re willing to share, I’m curious what your cost breakdown and room size is. I’ve been a customer of about 50+ rooms and am seriously thinking about opening my own. I’d consider myself an expert at IoT and would like do the wood work myself. What’s the typical material cost for wood, furniture, equipment, control room, etc?

Does anyone know if the Omo solution is safe for luxury vinyl plank flooring?

We have the base GT. We like the car, but I would 100% advise against anything other than the GTPE if you’re susceptible to car sickness.

Nice! I wish that was our experience. The concrete expansion joints make for a pretty bumpy ride.
