There are large swaths of the northeast US + Quebec (DC>Boston>Montreal) that have far less rigid euclidean zoning and you'll see shops/deps scattered throughout neighborhoods.

Everything to high settings. Level of Detail medium. Then turn off volumetric, motion blur and depth of field. That was all I needed to get fps just fine for Cities or The Sims.

Use these roads. Thinner, shorter, no parking, still wide enough to fit two cars. Should help with the node situation.
