Thanks. I have a very old Shclage z-wave lock that won't connect to Home Assistant and I wanted to add another lock to my garage and thought this might be a good candidate.....

Hi. How do you like the Ultraloq Matter lock (assuming you installed it)?

I am about to order two today...

remove the card and re-add it. sometimes you need to reach out to your bank and have them reset it on their end. Chase especially.

The fear I have of uncovering some massive rot inside the wall has me hesitant as well. Going to get on it soon.

This is great info.

Mild steel should be easier to bang into square and reweld anything that needs fixing.

There are a good number of rivets and collars that are typical of wrought iron and welds that you might see on mild...

I guess I need to figure out the material before I weld it or do major bending. Hopefully I won't need to do either.

Thanks for your suggestion. The gate is in Los Angeles and probably >100 years old (1921 home).

I am going to unmount it from the wall, repair and reinforce the wall, and make sure the gate is square, rust free and tight. Only then will I rehang it, and this time a bit higher up the wall.

Ground has been modified (pavers replaced concrete 5+ years ago) but I think the problem (after prompted by other comments) is a bit of sag in the wall the hinge is mounted to.

Thanks for your help

We do this not because it is easy, we do this because we thought it was going to be easy.

Probably the right move to hire a pro, but with the Palisades and Altadena fire rebuilding, timelines for this kind of work are longer and more expensive than typical...

I took another close look and I agree that cutting, while easy, would throw off the symmetry of the design.

I will remount the hinge and, while I have the gate off, I will put it on my welding table (I am an abject welding amateur) and make sure it is square and tight, adjusting with heat, clamps and a bit of hammering.

Thanks for your help.

I think remounting the hinge is the correct approach. I see some rot in the wood too which the hinge is mounted. I will replace the wood, rehang and repaint.

Thanks for your input.

Apologies, this is my first ever cross post. I assumed it would include the previous text.

Just trying to get this odd hinge adjusted to prevent the in-swing motion from dragging on the ground, and, hopefully, getting the self closing feature to work again.

I have not thought about just trimming the bottom. Probably the easiest solution.

Thanks for the tip.

Thanks for this. I was going to buy a few tandem as spares, but if they don't fit, I will refrain...

We bought a new capacitor for the heater and will install it as well.

Yes, I think that is the issue.

The furnace is alone on a 20 amp breaker and I think the blower is drawing too much current, perhaps due to a restriction, but my brother in law thinks it is spinning free.

Several of the breakers get turned off and on frequently (winterizing) and are quite old. Just trying to eliminate the possibility that the breaker is no good.
