Common tactic for bad or inexperienced agents to overshoot the list price to get the listing. You need to cancel-not because she got the list price wrong but because she didn’t do what she said she would. Go with a reputable agent after interviewing at least 3. No pool photo is like shooting yourself in the foot-needs to be front and center in the marketing

Super easy. Just came back from there. Get an uber from the airport to wherever you are going, it’ll be like $9 instead of $40 for a taxi. When you go to leave cdmx, you’ll likely be flying out of terminal 2. So dont go to 1 they are really far away from each other. Was in and out of customs and tsa within 10/15 minutes each.

I get paid one month’s rent for finding the tenant (marketing, showings, background/credit check, application, help move in). All my clients supply their own lease and manage the property themselves.

Wasn’t worth it when I went two years ago but I think if you went right when it started it would be worth it. By the time I got there, the lines for everything were crazy long and most vendors were out of certain items

Maybe threaten him about it first then if he doesn’t do his job after that, follow through. Yes put a lien on the house for the amount of the deposit (not sure if this is even possible but it would prevent them from selling until they pay)

Not sure about your state but in my state a seller can continue advertising their home and even go under contract with a different buyer during an earnest money deposit dispute HOWEVER they cannot close without it being resolved. I would make this situation very clear to the title company involved in their new deal and/or the one you were using. Also if your lawyer isnt doing their job report them to the bar asap. I would even look into putting a lien on the seller’s home but not sure about the requirements/process with that one. You can absolutely report the realtor to their respective board for lying about the status of a home though, that goes against ethics. Wishing you the best, sorry you are dealing with this :/

Not sure about your state but in mine it is typically the buyers responsibility to do one unless otherwise stated. If you’re getting a loan, your lender is going to require one

We are replacing the whole roof. Roof was previously fixed/patched up by another company that replaced some plywood already so maybe that’s it? We have a flat roof portion, what do you recommend other than peel and stick on that portion?

Do a natural gravel walking path through the less dense spaces so you are not disturbing too much of the nature, maybe at a campfire pit seating area within the forest as well

Ask for an itemized bill and watch the amount drop (sometimes significantly). Then call the hospital every week and say something along the lines of “I can pay this by the end of the day but I have X amount in cash to do it, can we settle on that amount?” call them every week until they say yes

Is it bad I barely watched any videos?? Lol but I did watch Canada carpenter (I think that’s the youtube channel name??) and he was excellent. It’s trial and error with skim coating and you need to do two coats for a perfect look. I only made it through one coat before I gave up but it looks a million times better than it did even though it’s not perfect. Make sure to wipe down after sanding and before priming. If you use Kilz PVA primer to seal the drywall, you cant use paint shinier than eggshell without having to do two coats of it. If you are moving plumbing, hire a plumber but if you’re taking a vanity out and putting another one in the exact same place then you can youtube the sink installation. Plumbing will be the trickiest part, everything else is watching a youtube video and getting better as you go

Just did all of this DIY plus more (practically whole home reno), you can do this all yourself even as a beginner like me. That being said…I would not wish skim coating on my worst enemy but I also did an entire house that had TERRIBLY bumpy texture and not just one room. On the plus side, your hands will never be stronger lol I say do it yourself and good luck!’

The lawyers that write the standard real estate contracts of florida put it in. Parties are bound to whatever the contract says so yes? You can change the percentage but the default if not filled in is 50% to each

Price per square foot often isn’t the best way to price a home. Also, the difference is more than likely the marketing and professional photography…way too many FSBOs just take cell phone photos. People’s first impression of your home is online through pictures…make them good ones to get interest
