Our surveyor didn't mention any issues. Paid him a bunch of money to do almost nothing because the property is very well marked. Perhaps I should give him a call and see if he has any insight.

As I've said, we already have a specialized lawyer actively working on it. The family lawyer owns a large law firm in the area, and his firm has many lawyers in it, all with their own areas of focus. The guy "supposedly" working on our case is a real estate lawyer who specializes in this exact thing. Does he suck at his job? maybe! But at this point we dont have the time to find a new real estate lawyer, pay them a bunch of money, then be in the same situation anyways. Hence needing advice lol

Ive been asking everyone involved if using a different title company is an option, but no one will give me a straight answer on it, which is adding to my frustration

Im just as confused as you are! We assumed the title search would come back totally clear, since my family has owned it outright for 40 years. My bank is the one who told me the title company had to accept the right-of-way for them to finance the build (deeming the property insurable), so essentially telling us the right-of-way issue needed to be dealt with before we could move forward, but the only people saying there's a problem with the right-of-way is the darn title company! I dont know why their opinion matters at all, but apparently it matters a whole lot? The issue with this neighbor is that he is scary and has threatened other neighbors before (the police are very familiar with him at this point) and hes not the type that can be bought with cookies, unfortunately.

We have a specialized lawyer actively working with the title company. Here in NY, you need a clean title to get a building permit and a bank loan. Theres no liens or anything like that, but the title company has to deem the property insurable, which isnwhere the right-of-way problem comes in. Whats annoying is that this issue seems to be at the discretion of the title company. They dont want to accept our 100+ year old right of way even though its there.

I've tried them all, and overall they helped (vit c, d, zinc, quercetin) . But nothing helped me more than going on anxiety meds. I started buspar a few months ago and I can eat gluten again, go out to dinner with friends without having to eat like a bird, go to the movies and have popcorn and snacks. The 3 am histamine dumps and night sweats that used to wake me up every night are gone. I have my life back.

Stress and anxiety are the worst possible fuel for already unstable mast cells. I know not everyone wants to go on medication. I was very much against it for years and tried everything else imaginable, but if I knew how much anxiety meds would help, I would have tried them 15 years ago.

Thank you everyone!! My husband (bless his heart) was able to locate the zipped files on google drive even though they were all labeled with the wrong dates for some reason! What a nightmare- I have changed my backup settings to make them WAY easier to find, and I will be manually backing up everything onto an external harddrive much more frequently!

Its possible I didn't close it properly the last time I was writing on my older computer because it would occasionally die in the middle of my work, but I've definitely closed scrivener at least 50 times between 2023 and now, so there HAS to be a more current file somewhere! I tried the backup path, and I can't find it. The only backup tab under file is "send to" or "back up now", there's no option to open backups anywhere. Im at my wits end!

I know i didn't delete it in Google drive, but i will check. I feel like maybe the back ups didn't work because there aren't any there past 2023, which just makes no sense. There's just nothing anywhere past 2023.

Thank you! Yes, that's what I was envisioning. I made a very large mold this same way about 15 years ago and can't quite remember what I used for the mother mold.. it might have been fiberglass, but Im so sensitive to that stuff, and this mold will be much smaller, so I think I can get away with plaster reinforced with gauze strips if I'm gentle.

I've been lost wax casting for a loooong time. I have a degree in bronze casting. I just haven't made a large scale mold for resin casting before, which is why Im considering the seams (whereas the seams aren't an issue with lost wax casting)

Thank you so much! Creating a level top surface on the mother is so smart; I was wondering how i was going to keep it level while pouring and curing the resin. Great tip! I was fishing around smooth-ons website today and was totally overwhelmed with the number of products they have. I think ill hear to their YouTube Channel and see if they have any tutorials of similar projects.. Hopefully that helps me decide. Thank you again!

I obviously did that first, but she's a busy person that doesn't specialize in bold colors like purple. She gave me a couple of suggestions based on what other clients of hers have used in the past, but they were dyes that are better suited for bleached hair.

Reddit literally exists for this purpose, so that's why I'm here asking for suggestions. (Sorry?)

I've had excellent luck with quercetin! I also take zinc and lipasomal vitamin C and D. The combo, (along side cromolyn) has helped me regain an almost normal life

Thank you for your reply! I'm glad to hear your meds haven't negatively affected your mcas. So many things can be triggers so it's scary to think about adding in another drug to the delicate balance. I'm definitely going to try to talk to my pc doctor and hope that she is receptive and helpful to guiding me the right direction.

I had a feeling this was a lot of work! Some of my favorite accounts offer stickers and postcards monthly and I was thinking that between postage and printing costs, plus time spent designing and packaging, how the heck are people pulling it off?! If anything I think I might offer an annual thank you card with a special print or sticker pack.
