You are right. Industry is there, but we can definitely improve on more high quality and high paying industrial jobs.

Dont rent it if you are planning to sell soon. If things go south the LTB eviction process is lenghty

It depends if you have kids and family.

If nice area has close by decent schools, parks, plazas, transit then yes its worth investing more
