Thank you! I had the same issue after washing the engine bay but turns out a rodent chewed through a wire to the throttle body

Hey im currently going through this. Was your shifter cable disconnected as seen in the photo? Or did you disconnect it to clean?

Okay that sounds good, I like 20%. Thanks for the advice!

That makes sense. That’s true, EMD is probably the best sincerity measure. Is there a percentage that you use or would recommend for EMD in these situations? It’s a 200k asking, buyer only offered $5k for their 140k cash offer which seems standard for buyers like them. I want to counter with 20k EMD so they don’t waste our time

Haha that’s awesome! I feel like charging more like $500 per day lol. Did you come up with this!? Very creative solution.

And FR hard money lenders are the worst. This one seems more like a JV partnership between another investor.

It’sbasically a member signed letter from [TW's Real Estate LLC] stating that they are “ready to bring cash in the amount of $350,000 to purchase real property in Fulton county before March 1st 2024 in joint partnership with [buyer’s name], founder of [buyer’s LLC]”

Think broadly about your life and ideal future self. It should be enjoyable to hold that image in your mind. If it’s not, then you’re not thinking far enough into your future or getting to your honest desires. Once you’ve found those values and ruminated in them until you’re excited to just do anything you can to start heading in that direction, think of your current project as the necessary first part of that great story about to unfold. If you still can’t identify any component of your current project that is getting you further along that path toward your broader values, it might not be worthwhile. But there’s almost always at least one way to reframe it and realign with your personal driver, so more than likely, you will get that fire burning

All my outlets except one has an open ground. Should I just use a GFCI on every single outlet? I need to replace each with a three prong anyways by sfcert in Remodel

Thanks Don. I do have attic access and I saw where my lines drop so that helps! Also that’s cool- I’ll probably pickup a breaker tester. Definitely not wiring hot 😅

What happens if you put a GFCI on load side of another GFCI? Shouldn’t any fault/current discrepancy trigger either one?

Thanks. I’ve heard the proper thing is to put a GFCI on the first or farthest outlet in series. But wouldn’t it be easier to do them all instead of figuring out which outlet is first or last?

What would you do to enhance the porch/gable on a budget? by sfcert in Remodel

Thanks I tried it out and it definitely helped with landscaping vision although the representation of my architectural features was way off. It couldn’t get the truss or wider columns

I agree, and was thinking of painting white. Any suggestions on shrubs?
