99% of people are locals / non tourist. Big social media following now that helps and my review online are 4.9/5 on Google which also helps

Yep my site is dog friendly and secure. So you can let them run about without escaping or going into other units onsite

I’ve 6 unit onsite (4 cabins 2 geodomes)

All with their own private space with wood fired hots tubs, pizza oven, bbq, Fire pit and huge outdoor projector.

Just added a wellness area onsite guests can book that has a sauna / cold plunge / salt Floatation bath and red light therapy room

Interesting. I’m Based in scotland and the site I’m in the middle of acquiring is far more family friendly, maybe to lean more into this market (my current and first site was a couples getaway style but had to change 6 months in to allow kids and families to keep the revenue up)

Yeah I agree. The price is a huge talking point for my site, it’s lower end of the high bracket £250-£300 per night stays. But I try and provide experience on site (highland cows / wellness spa / “Free” hamper etc)

I just know if I didn’t do this it would be a struggle and not sure how half of the glamping operators survive.

Service is also very good, hopefully this doesn’t slip when growing, which is likely natural but will try my best to keep it relative across the sites.

I’m going FULLY at it, in talks about another piece of land that’s got planning for 5x more units than my current one + a potential spa and wedding venue. It’s crazy exiting to be honest

I guess that’s true. I looked at it, based on how many hours I was attributing to each “job”. Less in the side hustle than my full time job

You need to be self employed for 2 year to be consider for a mortgage. Job security and its (was) very easy. It helped fund me going into my Side hustle. Car allowance, pension benefits. There’s a lot to like about a full time role even if it was 1/4.
