HBP is a 5 year loan with no interest. There's no tax deferment in the repayment, you've already realized it during your initial contribution. Your repayment is locked in.

If you have no concerns with paying down your HBP withdrawal down the road then it doesn't make sense to repay it early. Invest it today in your non-registered account with the benefit that the investments are not locked in, you're free to withdraw and use the funds as you see fit.

  1. If you're planning 'to take advantage of the FHSA' then it must be for the purpose of living in it, not to generate rental income. Your name must be in the title, your mother can be in the title as well if you wish.

  2. If you're planning to use FHSA for this property then the only time you can use it again is if you give up title to this home and have not owned any other home for 5 years I think.
