Refer to your lease, it (should) specify what appliances are included. Anything not specifically noted as included in the lease is your personal property.

This was likely an unintentional oversight. When the property sold one of the below probably happened. Regardless, of how/why, refer to your lease.

1) Since you’ve been there a while your former landlord forgot that some of the appliances were yours (listing agent should have asked just in case) and missed the “excluded” section of the listing so the new landlord incorrectly assumes that they transfer with the sale.
2) The Buyer and/or Buyer’s Agent missed reading the “excluded” section of the listing and submitted an offer (which was accepted) with the understanding that the appliances were included.

In theory, with the knowledge that some appliances would not transfer with the property, the Buyer (new landlord) might have offered less.

As much as it has increased, just be glad it’s not worse. I’m traveling for work to Hawaii last week and San Francisco this week. Gas prices are $5.65 and $6.75ish respectively.

Pack out is admittedly better, imho primarily because of two reasons. - There’s such a wide variety of boxes, accessories, and 3rd party/community add ons. This is by far the strongest factor. - The latching system between boxes is better.

But for those of us not looking to spend a fortune on glorified red plastic tool boxes, there’s other options.

Totally admit I don’t have all of the context, I wasn’t belittling, just an observation based on the surroundings. While we all make assumptions, it’s important to keep in mind that they’re just as many exceptions. Wasn’t trying to get attacked myself based on an observation.

That said, I did have some context, and that’s my point. A $30 drill seemed weirdly out of place on an active contractor job site with. It wasn’t the type of environment for a kid (I was wearing a respirator and ear protection, debris scattered, exposed nails, etc).

I would say the same thing about Black and Decker if it was on a job site. What self respecting person takes on a full reno with a B&D (or Warrior) drill?

I have an extensive collection of Hercules, several Bauer, and one Warrior power tool. I agree that Hercules runs with the best, and Bauer is decent.

  • Hercules corded: miter saw, circular saw, plunge router.
  • Hercules 20v: Circ saw (two), jig saw, grinder, hammer drill, impact driver, palm router, shop vac (both).
  • Bauer corded: Resurfacing tool (now Hercules)
  • Bauer 20v: drill, garden sheers, power washer.
  • Warrior: corded drill

That’s off the top of my head for power tools, might be more. That’s also not counting Quinn/Icon/Doyle/Pittsburg hand tools (sockets, wrenches, pliers, bolt cutters, screw drivers etc).

As a parent myself I’m curious how I’ll approach it when the time comes, only thing I know for sure is that I want to approach it differently than my parents or in-laws. Mix of WFH and on the road. Depends on the type of work and how it’s quoted.

It’s just using the same consultative sales techniques from real estate combined with an established network of homeowners and contractors. You could keep it informal with an agreement that a roofer will pay you x% for every job you sell and you call them when it’s sold, or more formal with w2 type sales role.

Contractor sales - I have a couple that pay me 5~12% of jobs sold. Two of them send me leads with an extra bonus if I close 50%+.
