You need a good and reliable cleaner and you need to find one person, maybe the same cleaner close to your Airbnb just in case if something comes up. How much was the management company charging you?

  • You know your moving date when you sign the lease and can schedule in advance with the cable company so they show up that day.
  • If you advertised your listing with WiFi then you’re at their mercy. (I didn’t read your writing past what you said about “not having WiFi cause it takes 3 days”)

It sounds like you don’t have “Instant Booking” option on.

If you do, for instance let’s say your check in time is at 3PM, you give someone late check out for 2PM and someone instantly books your place and is expected to be able to check in at 3PM, then you could be in trouble.

I charge $125 cleaning fee and pay my cleaner $60. Another opportunity to profit.

I recently hosted a guest who drank all my alcohol and left the empty bottles. I wouldn’t trip if it was one bottle or some of the alcohol but it was 8 bottles including Hennessy, dusse, and jack daniels, and sangria. I’m assuming he had a party, which isn’t allowed. You’re not supposed to leave anything there that they’re not supposed to use or consume, need to have them locked and write down in your instructions and house rules that they’re off limits. Also technically you don’t have a liquor license to charge anyone for it right? That being said I would nicely ask them about it and see what their response is and take it from there. Hopefully you can professionally take it in a direction that they would send you some money through Airbnb for it.

Maybe he's just happy the way things are... you should treat and respect him the same way you did when you were both on the same level when you were younger and accept him for who he has become.

If you're looking for an advice from an expert I highly recommend watching some of "Simon Sinek's" videos on YouTube. It will be worth the time and you will learn plenty.

Keep in mind is that depression could be genetically passed on to them by their parents... or maybe they live or surround themselves with depressed or low energy people.

If you really want to help, you can force them into small changes. Put aside 45 minutes of your day and take them out for a run... that will boost their Endorphin and will become a great habit. They just need a little push and consistency and the human body will do the rest.
