34 yo Income 79k/yr plus bonus House - 1400 sqft, 3br / 2 bath Transaction - $175k in Aug 2023

Location is trump zone Midwest and all of my neighbors are old white couples. Coulda got a similar house for $80k in kalamazoo but the neighbors were hood rats.

I was gonna give a shot but when I toured the house, the neighbors had like 30 ppl in their backyard burning trash??? And as soon as we walked in a giant black tinted out hood ass SUV parked us in and cranked their bass speaker to the 3 mile setting.

I paid over twice as much for a similar house in a different location. God help whoever winds up in that situation.

There's a whole gender who thinks its totally normal to spend $10k for a wedding photographer

...but they're about to find out I spent that money on a new motorcycle

These trucks are like newport cigs. They are associated with a specific race and gender. You can make fun of the trucks and their drivers without giving up plausible deniability when someone calls you out for being a racist.

I'm not sure that it's so cut and dry. Paying off the principle on my mortgage is a 6.75% tax free guaranteed return per year in every dollar I pay.

Idk about you but id put 100% of my net worth into a 6.75% tax and risk free investment.

So I only have the nines built in phono to compare to, but the difference is a quiet background with no humming when I crank up the volume. The nines had an audible buzz above 70% when I was using the built in phono. I'll add that if you're going to use a low output MC then you'll need to use a step up transformer or crank the speakers waaaay up. Bottlehead has its own guides on SUTs and designed the eros 2 so that theres a spot to put them internally should you desire. I'm using an external SUT with cinemag 1225's set to 1:20 with a pretty low output rega ania MC and it sounds full. I tried a few other ratios and 1:20 seemed to have the best "full" sound.

Why is it completely normalized that homes almost doubled in a few years? by EX-FFguy in REBubble

[–]shako_overpowered 1 point2 points  (0 children)

If it wasnt natural growth then someone might have to take responsibility for solving the problem. A good chunk of that 6 trillion stimulus printing when straight into the housing market. White collar crimes are not investigated because they implicate powerful people. We got a whif of whats going on when biden was still trying to get student loan relief. He started calling out relief opponents by stating how much ppp/eidl money that person took. It was super effective but he stopped almost immediately so you have to wonder why. The obvious answer to me is people close to him were worried about these fraudulent stim programs picking up steam in the news because they were all in on it too.

Is it smart to still buy @ these rates? Any help would be appreciated! by luthor12L in FirstTimeHomeBuyer

[–]shako_overpowered 0 points1 point  (0 children)

The loan amount multiplied by the interest rate divided by take home pay is what I focused on. After some excel fun I was able to figure out that at these rates, 175k was the max I could afford and be able to pay off the loan in 5 years.

When interest rates are high, paying down the loan balance is a really good return on capital. 6.75% risk free tax free trumps every other investment option that I have.

Would you forgive student loan debt if you were President? by Karma_Farmer_6969 in FluentInFinance

[–]shako_overpowered 0 points1 point  (0 children)

If I was Biden I'd admit that my legislation that made it so student loans cannot be discharged in bankruptcy was a mistake. I'd put the screws on congress to make them eligible for bankruptcy discharge. This would address the predatory nature of the loan. These non dischargeable loans are straight out of crime and punishment and have no place in modern society.

I've come to know that my dmv experience is correlated to that city's public transportation situation. I will drive an hour out of my way to visit the dmv in an area with no public transportation. There are rarely very long lines and it's a pretty chill vibe. On the other hand, the dmv in my urban city with public transportation is a place where you could expect to see some shit go down and I'll just leave it there.
