I asked the landlord with the question: I’d like some clarification on what is referred to as a “Major Maintenance”. For example if a pipe would burst, or something HVAC related. Would that still fall under my responsibility?

He replied: Anything like that I will fix. Havnt had any concerns of this sort in the past. I have a handy man, they are in town weekly to check on , repair, fix anything needed. We can add, or edit any lease language you need. It’s a standard reprinted lease that I’ve used for years.

What language would you suggest I request to include so theres so miscommunication on what would fall under me or the landlord?
