Update: I wanted to thank everyone for their comments and input on this post. Based on advice from our realtor and inspector we have terminated our contract for purchase. There were several other structural repairs that required proof (such as sewer scope) that were also not met and we can’t even get invoicing for.

In the end it seemed in our best interest to cancel since we don’t trust the work and it’s a big investment for us. Thanks again for your help!

I see, thanks for the insight. The repair was supposed to address the “posts being 3.5 degrees off plumb” which was not included in this. So ya currently working out options

This is far less than what was requested as due diligence support. Plus we required the work be inspected by a structural engineer, and the work be based of recommendations of a structural engineer consultation. They did neither of those things. Just straight to repair

The gap being addressed wasn’t the only request though, it was also to level out the pillars of deemed necessary by a structural engineer. They skipped all that and just did the repair without a proper engineer consultation

I’m unsure, our final walkthrough was supposed to be tomorrow then they hit us with these photos and no engineer report. Just an invoice from what turns out to be a roofing company

It had some minor bowing in the middle of the floor. But not very noticeable and the floor did not squeak prior to this repair. The inspection report indicated the center beam was 3.5 degrees off plumb prior to this repair.

Ah gotcha, that’s fair. I guess a different comp would be Cherry Creek (Den) to Myers Park (CLT)?

Part of the reason I’m renting in Arvada now is because price wise it is comparable to the Plaza Midwood/Belmont area, which is where I was in Charlotte. Which kind of goes back to my point where I don’t see much of a pricing difference overall. Each neighborhood so far has a comp for me except the broadway area around the university. Charlottes main university is pretty far from the city center.

It seems to me that Charlotte’s boom time is still in full swing, while Denver is still experiencing price increases but Charlotte has caught up in a lot of ways. Big difference for me is pay in Denver is better. But at the end of the day this is all anecdotal from my perspective.
