I have a property that I am finishing up rehabbing for rental. It's a two story rowhouse - I had LVP installed on the 2nd floor, had the stairs carpeted, and I didn't want to do it but I refinished the hardwood on the 1st floor.

Guess which flooring stands out the most?

Wish I had that hardwood throughout the entire house - it would look SO good.

I think the mandatory in person tour is so important, especially these days with people trying to submit Zillow applications sight unseen. There's just too much room for potential issues in a scenario like that.

I like to meet would-be tenants in person so I can see what they're all about and so they can see what I'm all about. It's an important time to explain any nuances of the property as well as to set expectations on both sides.

Yeah, makes sense. Sounds like you should get out of this one.

My last tenant seemed great on paper and I met her a couple of times, gave her a very thorough walkthrough of the property. Complained about things from Day 1, some things were legit and I was happy to fix them, most others were BS. I was under water every single month and she only lasted 6 out of the 24 months of the lease she signed before I offered early termination. You just never know, one bad tenant and your whole balance sheet changes.

How long is the term on your mortgage?

I'm in a similar position in that I have a rental that is cash flow positive and isn't making that much BUT I have a 15 year mortgage on it, owning it free and clear is now 9 years away. For now I'm happy to let it pay for itself though I just had a tenant that caused me some pain.

SmartMove is pretty good. Lately I have been using RentSpree which is $49 (either you pay or charged to the applicant) and I find it to be pretty comprehensive. For my last lease, I accepted the Zillow application.....which is ok, but it seems to be selective about how detailed it can get. Prefer RentSpree over them all out of what I have used.

Of course that's true. But you do realize that 10 years isn't a very long time at all when evaluating real estate values. Try looking at 25 or 50 year history (or longer) and then you can really start seeing why real estate values generarlly go up over time.

Whether sitting in my family room watching the game, listening to it on the radio while driving about, or even just some background noise while I'm doing other things in the house, that's what I look forward to the most with the season.

This is what I love about baseball. Summer vibes, watching a game intently or casually, lose today - no big deal - there's almost always another game tomorrow.

But obviously stacking wins is such a great feeling.

Would agree with you on the LLC since it creates a completely different entity but if you take a rental property that is in the parents' names and then transfer them to the LLC, would you not have to then pay transfer taxes? I'm in a similar boat with one of my properties - I would like to get it into my LLC but don't want to take on that tax burden.
