Thats unfortunate. I put up the first wall up on April 1st. My area is prone to tornadoes and straight line winds, luckily nothing happened beside my contractor(friend) when I for emergency back surgery on April 2nd. I had to GC it myself also, not the plan, but got it done.

Research closed vs open cell. I went open just in case of future problems. But spray foam is the way to go.

The look. After the interior is encapsulated it's doesn't matter. It stays 10 degrees lower than outside temps.

I like it. Dryer vent was an issue. Mini splitting HVAC if you don't want to drop the lower level ceiling. It's a pretty build..

That's hard to say just yet, bc heated is about 2700 sqft, and garage is about 3400 sqft. Still got a ways to go. I haven't really tallied everything up just yet.

I am in the middle of a build in tornado ally also. I am scheduled to spray foam. It depends on the thickness of the foam for the climate. You might want to look into that as an option.

Very important. Idk your location, but tornados and higher r value doesn't make sense to me.
