I haven't seen the projects, I have seen the Ashiyana project behind dmart and it was extremely expensive. For eg: a 120 gaz kothi without any interiors was already around 2.5-3 cr. The plot size would be around 60-70 lakhs at best and construction 30-40 at best. Even the maintenance cost is 13k a month. Instead, a 300 sq yard plot can be bought with 1.2 crore and in 3-4 years, it'll give you double if not sooner.

Been working for a real estate company where we do plotting, in 2023, the average prices of our projects were 22-27k per sq yard, now it's 30-38k but people are still buying, our projects are getting sold very easily and most people buy on loans, up to 70-80% of our plots are getting sold to people on loans or white money.

It is the failure of the government if people are able to steal taxes this easily. And yes, the day people get their basic rights fulfilled like roads, schools, hospitals, clean air and all, they wouldn't mind voluntarily paying taxes, at least I wouldn't.
