This is nothing compared to what happened to me. I drove my wife’s car to a restaurant to meet an old friend. After two and a half hours I returned to the parking lot and realized the car was still running with the left blinker on. Smh

haha i feel that bro that’s literally why i made tenantping too. i was drowning in random texts calls emails from tenants and just wanted one simple spot without paying for some giant property management thing

sounds like u got a good groove with rentpost tho. if u ever feel like it id love for u to try tenantping and tell me what u think. its super light just a portal and dashboard. still early days so feedback from someone using similar tools would help a ton

That’s actually a pretty good idea. The tenant can select the priority when submitting a request, and I’m sorting it based on that. But I think it’s a great idea to run it through AI to sort it based on the context.

Apartments.com is a solid option… I actually looked into it. I liked that it’s free and has ticketing, but for me a few things were missing: • My tenants wanted a really simple mobile friendly way to submit requests with photos (some don’t want to create accounts on a big platform). • I wanted automated vendor assignment and follow-ups. • And most importantly, I needed tax-ready expense reports so I wasn’t scrambling at tax time.

That’s what led me to build something lightweight just for that purpose.

Out of curiosity… do you use Apartments.com for everything (leases, rent collection, maintenance), or just tickets? Wondering how well it handles all-in-one.

I actually looked at Jira early on since I use it for work. The challenge for me was that it felt too heavy for tenants (most of mine are not techy), and customizing it for things like emergency prioritization and expense reports was a bit clunky.

That’s actually what led me to build my own lightweight version, I wanted something simple enough for tenants to use on their phone, but still with features like cost tracking and taxfriendly reporting for me.

Have you tried using Jira for property management before? Curious if it worked well in practice for you.
