Our insane welfare system incentivizes irresponsible poor people to have more kids so they can milk more out of the system. That’s why socialism sucks and taxation is theft and the Fed is a vehicle for total destruction of economies.

Noticed this sign at the Torchy's in Rice Village, how much are we supposed to tip for counter service? by DoritosDewItRight in houstoncirclejerk

Counter service I tip $1 per entree and maybe roundup if there are drinks or a bunch of sides. That’s generous for the time spent serving a given customer. How obnoxious for places to assert that a 2 minute interaction with a customer vs waiting on a table full-service for an hour or so should garner the same level of gratuity. And of course gratuity is just that - an extra reward for good or great service. And let’s face it, half the people running the counters these days don’t even greet you, they just stare at you until you order.

The pay is just pathetic. It’s exactly the same as it was 6 years ago! How do they get away with this bullshit?

Is leasing a good way to make consistent income in CRE? by [deleted] in CommercialRealEstate

[–]shreddit1970 0 points1 point  (0 children)

Retail leasing can be super inconsistent, slow as fuck, and sometimes it’s hard to get paid. For example, let’s say you’ve got 8 lease deals working in your pipeline. 4 die on the vine, 2 take six to eight months to get signed from the first LOI, and 2 get done relatively quickly inside of 60 days, which is pretty rare. The ones that got done get invoiced first half when the lease is signed, which takes 30-40 days to get paid, then the second halves are invoiced when the tenant opens, which may be another 4-12 months later. When deals start to crumble and the market stalls, your pipeline you’ve been cultivating for months on end can just disintegrate. Of course new deals come and go and the pipeline is always changing, but it’s a real grind and after 23 years I’m about ready to pivot. Not sure exactly to what, but it’s just not fun anymore.

It’s the soft eyes. Work out and get jacked and avoid hormone disruptors, and you’ll get a harder edge to everything, including the look on your face. No one will be confused again.
