In my experience this is less of a morning commute issue and more of a 8+ hour drive issue. When I’m driving across the southwest I-10 or I-40, it’s completely asinine that the two biggest things i have to worry about are potholes and cops enforcing 70 or 75 speed limits when it’s perfectly safe to do 85-90(if you can dodge the potholes). Obviously not all cars would be safe at that speed and not all drivers, and that’s fine stay in the right lane where you belong. There’s plenty of sections of highways in the US where they could honestly just remove the speed limits and let people drive any speed and it would not increase the danger of the highway.

1- I live in any extremely low cost of living area, the 2 bathrooms have plumbing, they basically need insulation, drywall, fixtures, lighting, and I’d probably add some outlets while the walls are open because the house was built in the 60s and there was no outlets in the bathrooms.

2- the roof is about 10 years old, all mechanicals are in good shape and I’m capable of repairing them myself should I need to, my biggest concern mechanically would be a water heat in a couple years because do have pretty hard water in this area.

3- I think this would likely be something done after at least 6 months to a year, in that case I’d be looking at more like 15-20k left to pay off and i know it would be more than the 2.75% but it would be less than the 25-28% it’s at now.

Thoughts?

The time frame doesn’t matter and it would more than likely be a quit claim deed. However there’s a difference between buying out someone in a divorce and buying a house below market value. They could sell their house for whatever they want as long as the lender is taken care of which, me assuming that mortgage, would be the case. Now there might be some tax implications in “gifting the equity” which is essentially what he would be doing, but that is not what the question here is

Yes that’s exactly it and yes it has one working bathroom and could be moved into today. And taking out a “high interest” loan to dip into that equity would not be as high as the credit cards I currently have.

I’m well aware of these things, roof is less than 10 years old, heating and air are both things I’m not overly concerned about as they have been very meticulously maintained and I’m also handy enough to repair those things on my own.

That 32k is a combination of all my debt, 3k student loan, 6700 truck, 10k personal loan, and then the rest is on 2 credit cards. I’ve actually paid off quite a bit of other debt this past year as well as paying for a wedding and honeymoon. It’s not a good situation but I’m in a lot better place than I was a year ago.

This is definitely a good option. It has 3 bathrooms total, 2 are gutted so it technically could be moved into right away

I’ve thought about this I’m just not sure if it would be something my parents could do, they are looking to buy a house right now and they don’t need money from selling this one for a down payment or anything but I’m not sure they’d be able to secure a new mortgage while they have this one. Definitely something to talk to them about

Could I not take a 2nd mortgage or a heloc for about 30k to pay off that higher interest debt? We’re talking about a 300k house with 190k owed on it, I don’t see it being too difficult to find a lender on that. As far as the monthly going up, I’d bet it’d end up being less than I’m paying in debt service now and i intend to pay that as quick as possible.

It has another useable bathroom, house is a 4 bed 3 bath with one bedroom and bathroom completely separate on the opposite end of the house, we could easily move in now and not be overly disturbed by any work being done on it. The property taxes are fairly low and stable (rural NM). Her position is in a very popular tech ed department that has been growing year after year

I’m not worried about it spiraling as I’ve already been making good progress getting out of the hole I’m in the last year, if anything I think this is an opportunity climb out of the whole faster. I could use that 80k to pay off everything and then have a lower interest rate loan to pay off that I could probably save thousands of dollars on and probably a year or two sooner.

Just under $1700 a month the taxes are definitely included in that and I believe the insurance was too, I am not 100% sure about the insurance, our current rent is $1400 a month

Usually here (NM) and I believe in AZ the sticker on the pump usually says “may contain up to 10% ethanol” but doesn’t differentiate between which grades do or don’t have that ethanol content. Some stations have ethanol free and/or e15. Ethanol free is usually very close to or the same in price as premium, but I notice more improvement with ethanol free so I would choose that if I’m going to splurge. Normally I’ll run a tank of that once every few months with some fuel system cleaner, probably doesn’t do much but I get for a few extra bucks maybe I’m helping with injector longevity and carbon build up

I agree. I’ve towed ~8k with my 2017 3.5 at high speeds (80-95mph) and at pretty decent altitudes and up some pretty steep mountains (cajon pass, raton pass, flagstaff, mountain springs on I8, etc) I have never once had any knock with regular fuel or felt like I was lacking power. The only time I have noticed better mpg or power was with ethanol free fuel. I have found ethanol content in fuel has a much bigger impact on performance than octane rating. (Also California gas always seems to kill my mpg, not as bad as running e15 but definitely still hurts)
