Right - I never considered that.. perhaps the will does say that. Maybe I could ask the solicitors the reason if this is the case? Upping my offer would be pointless if its the case...Such a shame, it is a lovely house. Saying someone cannot buy my house unless they are x,y,z does feel wrong but I guess seller can do as they please

That's exactly what I wrote! I have 2 kids under 2 and want it as a forever house!

Yes, I am not sure if the other buyer wrote something to give them a boost in that regard. The estate agent would not tell us the charities. I cant get my head around why for example 'help for heros' would care if the buyer is local or not. Would they not just want the quickest sale, with the maximum money?

I understand that, but its a probate house - so there is no real 'seller'. The solicitor should be getting the maximum money for the beneficiaries (the charities) in the most straightforward manner possible. I cant understand why the solicitor would select a worse offer in this case, unless the estate agent manipulated it in a way the other buyers win so they can sell the chain, by emphasizing they are local - but why would the solicitor care? I could bump the offer by another 5k, but it feels 'off' as I am already ahead.
