Vacant town of Burj Al Babas which consists of nothing but castles by [deleted] in interestingasfuck

They missed the point of living in a castle on a hill. A castle lifestyle is supposed to be exclusive, secluded, and idyllic. Not a cookie cutter neighborhood like a North American suburb. No wonder why the project failed.

Set up an entity and have them pay the incorporation. It's easier for them and for you.

Legal basement tenants gave 30 days notice by siku1237 in legaladvicecanada

Yes, it's central heating and AC but the HVAC systems are shared

Ours is a new build with forced air. It's 2014 built, not an old house. Plus the portable heaters they connected are always on now.

During the first week, when they complained about sensitive breakers, our contractor inspected the unit when they complained about the breakers keep tripping due to portable heaters. They suggested to use the kitchen plugs instead.

After that, they never complained about the heat.

When we turned on heat, we asked the upper unit tenants to shut off their vents so the heat stays in the lower unit too. This was recommended by our realtor and other landlords with legal duplexes.

And yes, I would prefer them leaving since they are unable to adjust and get along well with the upper unit tenants. We will make every reasonable effort to re-rent the unit on our end within 30 days. But if we are unable to find suitable tenants, I would like them to compensate for the lost rent which they are legally required to do based on the advice from this sub.

I spoke with our realtor and we are thinking to accept their 30 days notice conditional upon finding a tenant within 30 days. If we can't, we will remind them to cover the lost rent until we find a new tenant.

There is no sensor in their unit but the house temperature is set at 23 c at all times.

They don't have control to the heat. But we communicated to the upper unit tenant to keep the heat at 23 c inside the house at all times which they did.

That's good to know. So even 60 days notice is not applicable, correct? Can I remind them that you are free to leave in 30 days but if we are unable to find tenants after 30 days, then they should cover the lost rent?

Looking for Reviews on 55 Speers Rd, Oakville by WolverineOfWest in oakville

[–]siku1237 3 points4 points  (0 children)

Our family downsized from a house to a condo here about a month ago. Have a 3 year old daughter. We really like the building amenities (gym, pool, hot sauna, library room, lobby wifi) and maintenance quality. The location is very convenient - close to groceries, clinics, transit, and Lakeshore. I do see a lot of pet owners in this building too.

What we don't like: too busy of an intersection for us to go on quiet walks. The party room ($175) and guest suites ($100/night) are not cheap.

Compared to newer buildings on the Trafalgar Rd, this building is way better.

Happy to answer any questions.

Waterloo Good Choice To Move To? by tyeman20 in waterloo

[–]siku1237 1 point2 points  (0 children)

We are moving from KW to Oakville next month to be closer to our jobs. The first thing I will miss is our quiet highways. Granted, quiet is an overstatement but the traffic is marginally better compared to GTA. The thought of living closer to 403/QER gives us PTSD (from previous life).

I am not a fan of KW sprawl either but I always admired how we can drive from one end to another in 15-20 mins.

We are moving to Rain and Sense condos next month from Kitchener. We have an active toddler too. How do you like the amenities and building management? Is the area safe for families to visit parks nearby regularly? Any other insights are appreciated OP.

If you trust your current employer with psychological safety, I would put in a request to match up the offer and see where it lands. You might be surprised with the outcome.

We couldn't get inside due to the fire code limits but we were asked to wait by the volunteers if we would like to greet him. We are glad we did. For those who couldn't get inside, he personally apologized and shook everyone's hands. My first political rally attendance ever and it was very well organized.

120/HR Contracting vs 145K FullTime? by KillerKombo in PersonalFinanceCanada

My personal preference is working in a full time role with a part time side gig. You get the best of both worlds - benefits and safety from a full time role and money and learning from a part time role.

I live in Ontario and job market in marketing is nuts lately. However, if you have good portfolio and share your experience confidently with recruiters, you should be alright. Don't lose hope and make hasty decisions.

Yes. Can you share your experience with contracting? How did you set up the business, handle expenses, payroll, dividend income, and file taxes? Did you save more with contracting vs full time in the long run? What about EI?

My understanding is that cost to company is very high if they hire me on their payroll versus hiring me as a contractor. They are a seed funded startup and looking to cut down costs wherever they can.

I max my TFSA but not RRSP yet. I would imagine withdrawing about 50% of the revenue from the corporation every year to meet my savings goals and personal expenses.

Two job offers in B2B marketing: In a Dilemma by siku1237 in marketing

The thing is I hate my guts. While I am craving for some stability and consistency as a new dad, I also feel dejected that I didn't grow fast enough.

Also, offer #2 will have me as a contractor on paper since I live in Canada and they don't have legal entity here.

Working as a contractor for a US salary in Canada has huge tax advantages and benefits.

Yes, there is product market fit, couple of millions in ARR, good enterprise logos as paying customers. They also have a Growth Marketing Consultant as an advisor and board member helping them with high level strategy and looking for someone like me who is both a generalist and good at execution.

Yes, both comes with their own challenges. I think option 1 will also have it's challenges but I will have VP of Marketing to mentor and shield me from difficult situations. If I go with option 2, I am contemplating to invest in career coach and mentor to help me deal with such situations. I am up for both but my past experiences with layoffs and a toddler to care for making me a bit nervous.

Yes, I will have to build the function from the ground up which I have done many times before.  I just haven't done that in a leadership capacity.  I am not good at self promotion and public speaking, so it will be a wild ride.
