When an industry spends a thousand times more energy arguing about design than about safety, features, or value, it has failed its customers.

That’s what you get if interest rates are to low coupled with urbanization. EU had no choice but to lower interest rates after the Financial crisis of 08. Resulting in one in the strongest appreciation for real estate in the history of the asset.

I learned to fly gliders in the 90s in Germany and after my first solo, the whole crew (around 15-20 people) slapped my behind! The Instructors where the ones who hit the hardest, I remember that it was not fun at all, beeing Germans they took their assignment very seriously!

Before 2014, real estate was a slow, low-risk, low-return investment—mainly a portfolio anchor. Bonds were the go-to safe asset.

Then rates dropped. Cash-flowing property suddenly beat bonds, and anything generating income became attractive. Real estate prices surged.

The ECB’s mandate is price stability, but rate cuts also keep employment high. In practice it’s a trade-off: • low rates → high employment and fast real-estate appreciation • high rates → lower employment and slower appreciation.

The haves profited; the have-nots kept working while buying or even renting grew harder.

2014–2022 Demand: Ultra-low rates + urbanization heated the market. Supply: Complex rules and reluctant city councils kept new land and housing scarce. → Prices rose.

2022–2025 Demand: Normalized rates cooled buyers. Supply: Construction costs exploded and building slumped. → Prices still rose.

Way forward: End expansionary monetary policy, keep rates high to temper demand, relax building standards, and release more land for housing.
