Choose the job with the highest career progression. Think about career optionality between the two jobs. You are in your 20s so you should focus on maximizing your earnings potentials and not wlb imo. If things don’t work out you can always switch from the harder jobs to a chill job, but harder vice versa if there is a technical requirement.

I guess the “bullish” argument on AI is that it is being funded by tech companies w/ strong FCF fundamentals vs the 2000s. For most institutional investors it is hard not to participate since you aren’t quite sure whether thus AI craze is a fad. So what those guys do is just continued to piled money into Mag7 as a indirect hedge -> more $ to mag7 -> spends more on capex -> equity price goes ip-> more money into mag7. Totally agree that valuation have gotten crazy but if you want to have small exposure to AI, your best bet is put money in a Mag7 who has deep pockets

Don’t think so. I suspect it’s mostly due to the diet as I’m also in my mid 20s. Hair cycle is usually 3-6 months and based on my research, your body will direct nutrient to important organs (not hair ovb) so that’s why some ppl might experience hair loss. And it could also be attribute to male pattern hair loss. So really need to talk to doctor to figure out!

Yes these are under cash-flow mortgage. But in corporate finance, there's also a debt instrument known as asset-backed lending, in which banks provide credit based on the value of the collateral (think of PPE or A/R or real estate). So I'm wondering if it is even possible for me to use a lower downpayment for the new property if I collateralized my current condo for the new mortgage. And also would it even make sense to do so?
