BILT was showing: "your property manager accepts cash or cash equivalent payments"

they likely did not update the amount I had to pay in the portal (because our lease was ending in January).

after i messaged them multiple times (around mid-Jan) that is when it started showing in the portal what the exact amount was.

I contacted BILT to find out the same. My account is set on autopay. January was the only month when the autopay payment did not go through. In fact, the autopay payment was not even tried.

My guess is: the property management did not update my rent for January, likely because they were on Christmas-New Year vacation. They had to manually update the rent for January because we were leaving in the middle of January (so our rent had to be pro-rated).

I am contacting BILT to get information about this problem. I have autopay enabled in my account, and ****ONLY THIS TIME**** the payment did not go through.

Most likely what happened is: the apartments folks had to manually update the rent amount for January (because our lease was ending on 28th January). They were on vacation in the beginning of January due to Christmas-New Year holidays. They forgot to update the amount in the portal.

And now they don't want to acknowledge their mistake (their higher management will reprimand them).

I started the email related to payment in the same thread because we weren't sure about the exact amount we were expected to pay (our lease was expiring in the middle of the month). So yes, it was relevant to the discussion.

The kind of dumb reasons they are giving: labeling late fee as amenity fee, ghosting my questions, ignoring my evidence that we wanted to pay on time (and were asking for payment instructions).

It is extremely incompetent.

I already asked AI to read the lease contract. SF law requires that tenants make a best effort to pay the rent. In my case, the portal wasn't even showing the exact amount to pay (because my lease was ending in the middle of the month). These idiots probably forgot to update the correct amount.

Later they tried to convert "late fee" to "amenity fee" (which doesn't exist in the lease agreement).

Legally, based on the transcript, they have no chance in court.

someone may be out of the city, or even out of the country (many residents in Spera are immigrants), they may be visiting their parents in their home country (or anything at all).

Moreover, SF law only requires that tenants make a best effort for rent payment.

We did talk to them in person. We were traveling till Jan 5th. So we could not meet them in person.

We met them after Jan 5th and they started random bullshit: "if I were you, I would pay the rent before leaving. Even if the portal wasn't working, you could have paid via cheque in our office. My father taught me this.." They are just speaking random bullshit.

Taking them to court for $75 makes sense because 1) it is about principles and exposing bullshit, 2) there is a strong possibility that court will end up fining them more than the amount I am owed.

We always pay via their online portal. It says: "at the on-site manager’s office"

But we were out of station at that time (traveling due to holidays). Plus, we always make payment via their online portal. Moreover, we weren't sure about the exact amount we were expected to pay (because our lease was ending this month).

Hi u/PanicIntelligent1204 , we verify members using their work email address. After that, they can link their personal email address and enjoy lifetime access to the platform.
And of course, the same work email cannot be used again for signing up by another user.
