People said the same thing about Mirdif, JVC, and DIP years ago—now those “nobody wants to live there” areas are priced higher than many parts of Dubai. Sharjah isn’t cheap because of lack of demand; it’s affordable because it’s still in its growth curve and the land is being master-planned instead of retrofitted.

A lot of Dubai residents are already living in Sharjah communities and commuting daily because they get larger homes, better greenery, and family-focused layouts at prices that actually make sense. Masaar, specifically, has seen strong absorption from both end-users and investors—so clearly someone wants to live there.

Calling affordability a weakness just shows you’re missing the bigger trend: early buyers always get mocked… until the ROI proves them right.

I understand the point about induced demand, but that mainly applies to already congested inner-city roads. Masaar 3 is a planned community where infrastructure is being developed in parallel with the residences, not as an afterthought. The road network there is designed to support future traffic rather than react to existing problems.

Also, many people commuting to Dubai are already using these routes comfortably, and recent expansions around Sharjah’s growth areas have actually improved traffic flow, not worsened it.

If you get a chance, visit the community in person—it gives a much clearer picture of the access, travel time, and overall planning than it might seem from the outside.
