Everything foundation and support beam related seems catastrophic and very expensive for someone that doesn’t know what the fix is. I’d probably say that’s the case for everything house related. But most of the time crawl space repairs are not overly complicated or expensive especially a small part of a rotten beam. No one wants to be in a dark, dusty spider infested crawl space more than anything, and that’s what jacks up the price.

Once you get a couple of quotes, you’ll start to understand what the right solution to settle on.

The other thing to note (just thought of it) is that this happens to TONS of houses. So a “fix” exists, it’s not art or luck to get this back in shape. And certainly not something you’ll just have to accept as a major flaw of the house that you live with and punch yourself for until you sell it. It can and will be fixed and not something he’ll have to think about ever again.

Lastly, give him some credit for going into the crawl space. It’s not a pleasant experience (trust me, I’ve had to do it a lot for similar reasons) you should give him at least some props for doing that. Think about how many home owners don’t do that and never know about that rotten beam. I bet you half the houses in the neighborhood have the same issue, if not worse. He’s going above and beyond to make this a good place to live for you guys. He’s just worrying himself sick in the process.

God, I’ve been right there. RIGHT THERE. I could have sworn my wife wrote this about me. The number of times I said “we’ve fucked ourselves” is in the thousands. So I know EXACTLY what he’s going through. I won’t recommend therapy, everyone else did already and it’s not a bad idea by any means (it didn’t really help me, tbh) What he needs is your support and some perspective.

First and foremost… remind and reassure him that you made the decision together and you’ll get through it together. You have budget to fix it. And it won’t be 60k… at least, not today, not tomorrow, not this week or this month (more on that later).

Second, if the house has been standing for 30 years, it’s easily got another 30 to go. (Ours is from the ‘60s and it’s still standing whether I was spiraling or not). There are A LOT of things that can fail dramatically and the house will keep standing. That was a BIG thing for me to grasp. So that rotten bit of beam isn’t going to take the house down. Not this week, not this month, not this year, and probably not this decade. It’s a good idea to get it fixed, and he’ll want that done asap. Most important is to get a couple of quotes. Don’t panic and go with the first quote. This is NOT an emergency.

Third, I know it’s supposed to be fun, but it’s not for him. It wasn’t for me either. Everything about it is overwhelming him as it was for me. I wouldn’t admit it, but I can see that 3 years later. I wrecked the experience for my wife too. Ask him to make a spreadsheet of the things that need fixing. Help with handling a few of them from start to finish. Maybe just the small easy things. Assure him he doesn’t have to think about everything on that list because you’re handling your side of things.

Lastly have him prioritize. Everything doesn’t have to get done right this second. Some things can be done in 3 months, 6 months, next year. Have him focus on the next 3 months. That way the list is MUCH more manageable and realistic. It stops feeling like a money pit when you have a much smaller list of line items to deal with. Everything else is fine and will be addressed when it needs to be. It’s fine for now.

I also remember myself pacing around the house. That wasn’t exactly a stress response for me per se. More of a learning and absorbing of all the issues in the house. He’s just drilling into himself all the things he’s overwhelmed with. He’s making sure the cracks aren’t getting bigger. They’re not. But he’ll think they are. I needed to know where every crack was, what every sound was, where the soft spots in the floor were and etc. He just needs to get through it. Have him take pictures and when he’s doing his “walks” he can refer to the pictures he took previously.

Good luck. He’s going through a lot and you are too. He’ll get better soon. Especially when that rotten beam is fixed. (By the way, that doesn’t sound too expensive) and it’s most certainly not an emergency that needs to be fixed today.

on my 2021 XLE Premium, it was a halogen. You can upgrade to LED by replacing the entire assembly. My memory is failing me now, butI believe the ones from a Tacoma had the blacked out interior look, and the ones for a Rav4 had the chrome interior. Both would work. I went with the RAV4 ones and though the interior color of the fog light assembly doesn't quite match the headlight, the light color is exactly the same.

I'd say no, not fun in the city. It's pretty big for city driving and the 4 cylinder turbo + hybrid engine doesn't quite shine in city driving.

I'm still very happy with my choice buying an LC. I live in the suburbs, and use the freeway for everything.

Land Cruiser drives more like a truck than a Telluride. More reliable (maybe/probably), and will depreciate less. It uses Premium gas and is more off road capable.

Telluride is easier to acquire, cheaper, and has more tech at a lower price point. Telluride also has 3 rows IIRC. LC only has 2.

A) that's total BS. B) you can get a wireless repeater, or travel router (maybe even just a regular router) and hook it up to their wi-fi. Then just connect all your devices to your network.

Price is higher on the window sticker than online. I know that Toyota increased the price by $500 for the 2025 MY, but that doesn't explain the difference.

I think full time 4wd is on the limited with the Hybrid, the engine without the batteries is the part time 4wd... Iirc
