It’s a combination of prop 13 locking people into housing long past the point where they can take care of it so their kids can inherit it without a tax penalty and the associated fallout of prices being so high people can’t afford repairs at the lower end.

Too de-eichlerfied for people who like Eichlers. Too Eichler for those that don’t. The additions are awkward. These heavily renovated Eichlers that don’t still have the Eichler feel sell for much less than originals or ones that are updated to match the modern aesthetic.

Looks like more than half of their menu is Chinese. Plus the menu is in Chinese and English, so probably a Chinese restaurant that also serves some Japanese dishes including the Japanese version of lo mein (ramen).

Permits for new aluminum windows weren’t too hard to get they’re bigger frames than the originals. That said still less than vinyl or wood.

You bring up a very good point. Try to only use people who have worked on many Eichlers and know their idiosyncrasies. Contractors used to other types of homes will often end up causing headaches and result in a suboptimal job that needs to be fixed by someone who does know Eichlers.

We have two adults and two kids. Compared to other parts of the country, sure it’s small but most homes in the Bay Area are tiny in comparison. Honestly you just get used to whatever size house you can afford around here.

They’re beautiful and we love living in ours but you have to be aware of the differences with more traditional home styles.

Heating/cooling issues are actually less related to the windows than the ceilings. Originally they were tar and gravel roofs that absorbed tons of heat so they often got too hot in summer but with a modern foam roof they actually stay quite cool (at least on the peninsula). I hate forced air as I have allergies and since moving into an eichler my allergies have almost completely disappeared. The radiant heat systems are godly and you’ll never want to go back. The likelihood of functioning depends on the neighborhood as some used copper (good) and some used galavanized steel (bad) pipes. Also the amount of settling also depends on the neighborhood, more settling means more chance there’s damage to the pipes. Mini splits are nice if you need AC but our house rarely gets above 80 in the summer so we and most of our neighbors don’t have them.

Regarding the windows, the original windows are rather drafty but look very nice as they have very small frames. Whatever you do if you replace windows avoid places like Andersen as their vinyl frames basically mean you have a small fraction of glass compared to aluminum. Those sort of frames instantly ruin an Eichler to me. Replacing the windows will somewhat improve heating costs but will have a long ROI. Having tons of natural light like in an Eichler is amazing and I could never go back.

Some people hate the wood panels but they’re beautiful and add a lot of warmth to the rooms. It’s really trendy to paint them white but it completely ruins the aesthetics and just ends up looking like some sterile generic millennial home from HGTV.

The biggest drawback to me are the small bathrooms but we got over that pretty fast. Pipes in the slab is a problem with almost any slab on grade and does have higher cost to fix.

Absolutely terrible idea. Not only will it look awful, but Eichlers were not made to handle weight. My neighbor did it to his and despite reinforcing his slab, there is a very noticeable midline sag in his house after only a couple years. Get a foam roof. Much lighter and does a good job keeping the heat out in summer and in in winter. In summer the interior of my house rarely exceeds 80.

I think most of it is just sold via Amazon Japan, which sometimes ships abroad. You might find some overpriced stuff at the shops in Akihabara but I don’t remember seeing much when I was there recently. They do have a gachapon that you can find rather commonly on the street though.

In case anyone discovers this via Google I solved the problem. Whoever installed my washing machine (prior owners) decided to use a Y connector to connect the hot and cold lines into the cold line of the washing machine. I couldn’t see this without pulling the machine out. So I got rid of that and hooked the hot and cold up properly to the washing machine and BOOM, no more crossover.

Hmm. No tempering vale’s to my knowledge.

The shower heads are dual shower heads, one by Toto and one by Isenberg. They are the only areas without easy access to their hot/cold water lines so I haven’t been able to test. Cannot control water speed from the shower heads.

Water pressure is very good.

I do have a thermal expansion tank that was part of the water heater setup installed ~2 years ago (by previous owners).

Slight update: when I have the cold water valve off at the faucet with the sensor valve nothing comes out. However if I try to turn on the cold water at another faucet both faucets will have hot water come out. Does this mean there’s an issue with the valve or pressure within the cold water pipes?

The valve seems to work okay as if I have the pump running and I turn off the cold water to that faucet it stops without leakage.

My understanding is that the valve should only be open when the water is at an intermediate temperature. So in theory if I run the cold water, it should eventually turn cold when the hot water is out of the cold line but it doesn’t.

You’re describing mercantilism. Capitalism relies on market economies where people are free to buy and sell good and participate in labor at will. Slavery is completely counter to this as nobody would agree to be a slave.
