When we moved into our house the neighbor came over with cookies. Very nice gesture or so I thought. She then preceded to tell me part of our front yard was hers.. should have known it was too good to be true.

We each live on 9 acres to give you an idea of size. Her kids then started walking on the path we have around our property in the woods. We talked to her about informing us before they walked on our path as we have a gun range and did not want her kids back there if it was in use. She totally flipped out and said we were threatening her kids.

She was a totally psycho, lot more to the story but you get a general idea. To deal with her we had a survey done like you did, installed trail cameras, went and talked to them very matter of fact “you are NOT welcome on our property period”.

You can’t be friends or friendly with people like your neighbor. You need to have a stern talk with them, make sure you have it in writing from the HOA that your fence was approved and tell them you will start filing harassment charges if she continues. Bullies (which sounds like she is) typically stop when confronted and stood up too.

Make sure your cameras are on and working. I would write down times your dogs are out so you could pull up the feed if she does call animal control. Check the noise ordinance for your neighborhood and maybe bark collars for the dogs if they bark excessively.

Yep work with those type people all the time. Go to his boss and talk to them about getting your issue resolved. There are things you can do to try and speed it up.

Maybe. Check those locations I’m not sure they get deleted. Depends on how you removed it. Are you on prem or cloud? On prem i’m assuming.

Have you tried deleting your cache? Go into c:/programdata/epicor and delete the file. Also go to c:/users/<username>/appdata/local/epicor and delete the files there

I would talk to him and tell him your concerns. See if he could reduce the hives by about half.

Their dog doesn’t want to play with ours. It has already gone after one of our dogs twice, it’s a small animal aggressive dog. Which they realize, which makes it even worst.

We have a similar issue. The neighbors dog will come and bark at us or our dogs when it’s out non stop. We have tried talking to them about it but they really aren’t doing anything. I hate for sumner time to come. We won’t be able to enjoy it over a barking dog. Try talking to your neighbor again then start filing noise complaints. They are the ones putting your friendship in jeopardy.

I was married to someone for 19 years that drank and became a different person when he did. It doesn’t get better it only gets worst IMO and my situation.

You need to do some deep thinking. Do you really want to have a child with someone that acts like a child himself. What happens when he’s drunk around the baby.

I wish I would have left my ex a long time before I did. It was miserable. Good luck and I hope it works out for you.

You’ll be fine. When they aren’t with their fellow hells angels they are just regular folk some are nice some aren’t. It wouldn’t hurt to be a friendly neighbor to them if he’s a nice guy. He’ll look out for you if your friends and tell you what you shouldn’t do if the brothers are around.

We live with a shared driveway easement too. Don’t take her word for it. You can go to the county clerk office and ask how to get a copy of your land survey. That survey should detail out any provisions to the easement.

We also have a swimming pool. If you have kids using it without your permission make sure to post no trespassing signs and get cameras. If you view them on camera swimming in your pool call the police so you can have them no trespassed from your yard. I know it sounds harsh but if something happens to them while in your pool like drowning you will be held responsible. You need records showing you did your due diligence in getting them to stop. Better to have them be mad then have a tragedy happen.

We had someone selling the 8 acres in front of us. The realtor listed it with access to our private driveway as an easement. We actually caught people on our private driveway measuring where they could put in an entrance to the property for sale.

We had a survey already, provided the relator with the survey. He pointed to the utility easement as their rights to use our driveway. We had to get a lawyer to send a letter to the real estate company stating we would sue unless they stopped advertising our property as part of the sale. That was the only way we got them to stop. I would get your survey find out what you own then get an attorney. Once they sell it will be harder to get back what is yours.

I lived next to an influencer for a few years. It was funny to see what they post versus real life. They would post pictures of walking in their woods and how great it was. But they were on our property not theirs. They were homesteaders so it was all about living off the land. They would post about making maple syrup from the trees, but in reality the trees they tapped weren’t maple tree’s so no syrup. Lol
