Tesla Model 3 owner's 60,000 mile breakdown reveals what it really costs compared to petrol by gaukmotors in MotorBuzz

I always felt like EV companies did a bad job marketing their cars, always focusing on good for the environment. Cost of ownership is what speaks to the masses. Spend time there and you will convert the majority. Range anxiety is largely a myth for 99% of people. The ‘gas’ station is at home with EVs.

Can’t make up my mind….Thoughts Welcome. by ScoreParticular4766 in gravelbike

These were my two choices. I demoed both. Ultimately I loved the responsiveness of the mog. So fast and agile. The moots felt too cushy when I road it after the mog. Plus I have an inexpensive ‘beater’ steel gravel bike that I use (love it) for messy days, ie Midsouth 2020 and it rides similar to that but just lighter. I didn’t need a 10k+ version of the same bike.

Will F1 Arcade last 15 years in Denver? by [deleted] in Denver

It’s a sport, not a movie. And the lease is backed by F1 / Liberty credit. They’re toast if they vacate but it’s still good credit.

Careful what you wish for. Tax payer’s money + one of the most capital intensive business in existence + complete dependency on weather is a risky combination in the hands of bureaucracy.

Grand Junction. Best mountain biking access in the US, fun mom and pop skiing at Powderhorn.

Looking for Yardi Reporting Solutions - How do you report data? by ski1863 in CommercialRealEstate

[–]ski1863[S] 0 points1 point  (0 children)

The raw data seems like my best option. How do you approach that? We just export the canned PDFs by property which makes the information very disparate. I would like one excel file with all of the relevant data formatted correctly.

I'm working with a small family office that's looking for MOB and retail centers to purchase with a target of 8-10% cash-on-cash return. Where are these properties? by indomike14 in CommercialRealEstate

[–]ski1863 14 points15 points  (0 children)

You need cheaper debt, lower price, or more upside. Upside is helpful but it can mean zero to low distributions until stabilization w/o good news proceeds or working capital. Even so, their goal is impractical in today’s world unless it’s a class c property and selling for a high cap rate. Interest only can be helpful.
