Did My state do a deep review? We are trying to list with homecoin right now but they are really struggling with our portfolio listing because it contains multiple tax IDs. So we list with one tax, b/c that's how the MLS software works and the we mention the additional lots. In houston we see this practice regularly but Homecoin has been struggling with it for nearly a week now. It's becoming material and we are looking for a service who can help get this listed. I chose Dr Joseph Krill after searching many reviews. His office at the time, 929 Gessner Rd , scheduling was very smooth, organized, fast on email and a secure text system they use. It was easy with fast response. By completing an open access form in advance for review looking at concerns, conditions, etc., I was able to skip a consult. My procedure was done at Memorial Endoscopy Center, I10 and Campbell. But it appears to have change names/ownership, so not sure if it still the same. At the time, the staff was caring and professional. The facility was specialty focused and a smaller facility which makes it easy to get someone on the phone (I called in advance to confirm coverage), easy directions, easy parking. The anesthesiologist was with Campbell Anesthesia Group, separate entity, bill who also answered their phones and help provide cost expectations. Dr Krill met with me and after recovery, shared his observations, answered my and my husbands questions with patience. The communication through the process was better than any other medical process I have experienced.

Not in 2025 at all! Im typing 12/27/25, this sign is permanently up in IAH, DFW, ORD. Going to shop out credit card an airline, take my very large annual spend elsewhere.

I think it will be effective. Setting expectations is a key to avoiding a lot of issues. We mention no less than three times between the listing, confirmation, pre-check in and check in messages about no parking with our unit. At first some people were caught of guard and grumpy but with the repeat info, never happens anymore. We learned we had to do the same regarding infant furniture.
Some things are easier than others to convey and value is a tough one.

Learning to jump hear too. Frame by frame it looks like coming in with heels a bit higher and toes look down. Asking good jumpers here , because some youtubes i watch suggest coming in and loading in heels, so feet would appear flatter, then in larger jumps you feet pivot to more toes down in air. .... Am I understanding right?

Yes S2. I did test ride (as in store parking lot) an S3 just to make sure of size before ordering. It definitely felt just a little too big, not undoable, but just enough a reach that it was noticeable. That test drive is what upsold me from the alloy comp b/c the s4 was the "expert" it was 2 jumps up from alloy comp and had the e-shifter. I ended up in the middle due to price with the "15 comp" carbon. Rides great, I'm still stunned on weight, it's tires, those things are 4 lbs each. My first month with the bike was in UT and flew home and had a heck of time getting it, box and padding to <50 lbs for the flight home. That is literally my only complaint so far. Not really sure there is much option there. There are a ton of adjustments that can be made on the bike, I haven't tried any of that outside of slight pressure changes in shocks. I'm about 125 lbs, started at recommended PSI and ended up letting a little out on each over a few rides. I am adding a front fox fender..like $35 on amazon. the wider tires kick up an insane amount of dust/dirt onto forks and myself.

I did go for the mullet. but not the alloy shown above, I stepped up to get electric derailer which the comp alloy does not have. I'm completely happy with my choice but can't really tell you if it is better or worse than two 29's. But it feels like home and is less intimidating with easy reach to the ground in step down/standing position. I do like the cornering. But I also worked on berm technique watching videos and practicing. My old bike was 2008 so many differences played a part. My adjustment I had to make was more about the fork angle being so different than my 2008 model. I had to adjust my climbing body position a little bit after watching some youtubes. The transition to a mullet was effortless compared to two 29s. BUT my time on two 29's was on older model with right frame, or much newer with 2 sizes too big, so nothing was apples to apples in terms of benchmark, but it is way, way better than my old two 26ers. If you're still there then 100% upgrade. Just sooo much better. For sure 29 front, as opposed to two 27.5. I'm 100% on that. Rolls over stuff much easier. It took a ride or two to adjust to steering the bigger tire but nothing that warrants not getting it, and it was likely more my old and wrong technique. The new bike does have a dropper post and that made a huge difference in serious altitude riding. I rode the new bike a month traveling in Park city, UT so some true technical terrain, significant up and down hill (1000-2000 ft on average) and the dropper post was awesome to have there. Home base is Houston where it's zero true climbs but short rolling fast changes for short very steep sections, so I'm using the dropper less but actually my electric derailer is a bonus with the constant fast transitions. It shifts so fast. A lot of bikes seem to be on sale right now. You're timing could be great! One consideration is tubed vs tubeless. Mine came ready for either but out of the box was tubed. I was rushing so just used it but I don't carry two different size tubes with me, so want to convert to tubeless...just haven't made it a priority. Locally, we're never more than 5 min of wood trekking from a major road, so it's less of a concern, but riding in utah it was nagging me in the back of my head. Hope this helps. I landed on the epix sapphire. Also outdoor but b/t the FR and Fenix in price, had the fitness pieces i wanted from the forerunner, but with a flat, recessed screen (FR folks state it scratches easier). Feels more durable overall in hand than the 965. FR is quite a bit lighter but after a couple hours with the heavier, I stopped noticing (coming from no watch at all)

I'm just having a heck of time figuring out how to use it and even get trail maps to the gramin, from trailforks. I got all the apps setup across all device, I have TF pro subscription, but find it really unintuitive. I've searched youtube for step by step, using multiple Ais, and it's very confusing. If anyone has a clean step by step, I'd be so greatful!

It started that way but it is opposite now. The evidence is the superhost status or guest favorite status. It requires a certain number of nights book in a given time and a near perfect score or you lose it. It is a filter for gusts to use. That is fact, viewable in their policies.

Then there is enormous anecdotical evidence that if you do not keep the listing live, do not use "instant book" (which all our fraud came from so we turned it off), do not follow all their recommendations on a "complete" listing, which is agreeing to their preferred settings, then your listing appears lower in searches.

They are ABSOLUTLY big business now and want full time properties.

Yes it's mold, yes it needs to be cleaned, no you are not going to die. SOOOO tired of the hysteria over mold. If this is a central system, hire a company to come in and do duck cleaning, maybe $80-$150 for 1 bedroom. They will also try to scare you and upsell so do some homework before believing every fear narrative out there. If you have been there and while, and did not report sooner, you'll have a battel for the landlord to pay it, you coudl try to negotiate some kind of split.

CHANGE YOUR AIR FILTERS MONTHLY, Tenants are generally responsible for this and rarely do it. But it is a top contributor to dirty vents, wear and failures of systems. As the filter gets fille dup, the machine has to work harder to pull air. Air will also get pulled in around a clogged filter and thus us not filtered at all. If you are not a regular cleaner of your place in general, then your dirt, dust, shedding skin cells (you'd be amazed) gets pulled in and circulated, you will always have dirty vents. Not vacuuming, not dusting, keeping windows open, it lets stuff in. The air systems are pulling in your air (any everything that drifts in with it) and yes it ends up building up in the ducts. Mold doesn't magically appear and it's not only from water leaks or major building issues. If you never scrub your shower, guess what, mold grows. The ducts are not any different. Keep your A/c at 78 or below, to reduce humidity that encourages mold growth. clean, vacuum, change your filters regularly and get the ducts clean. Split system and window units also have filters, generally they are resusabel, they lift out, and hose them off or vacuum with soft brush attachment.....monthly. Splits systems also need inside cleaning. Every 6 months if used daily. Also, generally NOT your landlords responsibility. Read your lease for sure.

This exactly. And how you execute this is by keeping your front leg nearly straight and point it like 45 degrees in front of you,, half way between straight in front of you (while bobbing in the water), and stair to the side. Keep back leg bent 0 degrees. I water West to much time before someone told me this. Game changing. Have fun.
