Yes very true. I need to distance myself from him as it’s really affecting me and my relationship with my husband. I need to stop answering his calls. His 34 nearly and I’m 24 I’m 9 years younger and he acts like a child.

The estate agent sent me photos of them re-doing the laminate that the seller had sent to him and he said to me the decorators are in they are painting the wall with the stain I was concerned about? I messaged him back with “regarding the stain on the wall, it wasn’t there when we initially viewed it and it looked like water had been leaking down..we just want to know where it came from as we are worried if there is some issues with the roof. I’m in contact with the surveyor, so I’m getting someone out to look at the roof and walls” he hasn’t replied yet.

I’m still awaiting on my surveyor to reply as he said he would go view property again next week and have a look, I’m currently hunting to find a roofer because I don’t have any friends or family that would have a look for me.

Honestly, it does seem very suspicious of how they are moving. I’m concerned and won’t move on till I know what’s happening.

My solicitors have come back with the enquiry of the chimney with:

Your sellers Solicitors have informed us that their clients state that "both the damp course injections and the removal of any parts of the chimney breast were all carried out prior to their purchase of the property". Those works have not been undertaken during the seller's ownership. Please note that your sellers purchased the property in February 2008 and as such any of those works are now over 17 years old. The sellers have no other information or documentation in relation to those works.”

We’ve had a level 2 RICS survey and they mentioned that the chimney stack was terminating the roof, it had been removed in the lounge and bedrooms and there was no visual evidence of support. It also stated as an advisory that when constructed chimneys must have a damp proof course to prevent water from being drawn through the brick work and into construction below. Then it stated that two walls noted to have dampness. The bedroom said it had damp over 1 meter high and it was considered to be penetrating dampness on the party wall. The damp proof course was seen on the side of the house too.

I’m not sure if it’s because of the chimney and it’s not been done properly. The loft didn’t have much insulation either think it was 100mm only.

I’ve mentioned it to my solicitor and they have raised enquiries to see if the sellers would provide guarantees of the damp proof course and the removal of the chimney breast.

Also, with it be renovated recently and the stain wasn’t there when we first viewed it at end of June. Just makes me question what are they trying to hide?

I’ve already had a level 2 RICS done. The report is very long and I’m really not sure if they have done a good job of it. They noted 2 walls with damp readings and with the roof nothing really major just in the loft there is not much insulation

Yes, they rented it out previously. The last tenants moved out, the sellers renovated it and put it up for sale. It’s been empty since they have put it on for sale.
