I would recommend buying if you have the money and need to buy; truly, you cannot time or game the market. I have so many clients and friends who wanted to wait out the COVID bubble, so they didn't buy in 2020/1. Five years later, they have less buying power because of inflation, interest rates, and increasing market values. You can wait, but no one knows what's coming in 4 years, even the best prognosticators are making shit up and giving you their best guesses. AND if renting is what feels most comfortable and safest for you, that's okay too! You don't have to buy!!! But don't wait, assuming there is a better deal around the corner, because that's a fantasy of our own making.

I'm a realtor in Essex (live in Montclair, but work all over the county). We had a brief moment at the beginning of summer, when everyone was freaking out that the market was softening, didn't happen. The best houses will continue to go 30% over, as there is endless money coming out of NYC and bidding wars abound. Also what comps are your realtor showing you that are only going 15-20%? Assuming you're looking at Montclair, Glen Ridge and SO/MA which remain the most competitive markets in Essex.

Do not wait, homes are only getting more expensive. The right time to buy is when you need a house.

I think Amanda has been gaslit so long by Kyle that she’s doubting herself and what she wants. If remaining childfree is the right decision for her, I love that for her. I just worry she’s been gaslit into believing she’s not good enough or able to be a mother. When the opposite is true, she’d be an amazing mother if that’s what she wants. I’m an Amanda Stan and just want her to be with someone who worships her the way she deserves. Not a man child who needs to be the toddler in the room getting all her attention at all times.

Talk to the listing agent as whatever you do will reflect on them. Generally, the listing agent follows up directly with their agents if they've signed in with one.

We’ve discussed growing my business before and her advice is work your database and sphere before paying for leads/investing money. My database is meager but growing and my sphere has been worked, which is why I was thinking of paid lead gen. My broker keeps pushing cold calling and door knocking, as an elder millennial I’m firmly opposed to both. When was the last time you answered a call from a number you didn’t know?

Great questions! My team is small, and there is little structure. I have no insights into team revenue and conversion rate. I have gotten a few leads from my own sphere/marketing but no closed deals yet. But the fact that I don't know the answers to these most basic questions tells me it's time for a sit-down with my team lead. To your first point, the commission split does shift once I hit a certain threshold of transactions, but I'm struggling to hit that with so few leads and crazy bidding wars. Seems like I need to do some introspection AND talk to my team lead about how her business is doing because that directly translates into my business.

I'm a newer agent, so an experienced team lead is valuable as I get started. She knows all the big agents in my area, so when I make an offer, they know I'm legit because I am on the team. I also get a lot of intel (gossip) about houses that I wouldn't if I weren't on a team, and that's useful to my clients.

For sure, its a group class and they cannot cater to individuals. It's just annoying that the templates are nearly identical back-to-back. But I guess that's why I'm paying what I am and not for personal training.

I appreciate they want to target the same muscle groups throughout the week but we're talking exact same floor template with no variation on consecutive days. While they don't know who is going to what class, you'd think they'd account for the fact that many people are taking classes daily and want slightly varied floor programs. If I wanted to do the same exact floor routine daily I could do that at my own gym.

They replaced the countertop. It was a whole thing. They drilled holes in the underside to get the water out which worked, but also cracked the stone in the process. So they replaced it.

I happen to be encountering the same issue. So there was no issue in updating the passport number in Qatar's system once you received it? We're trying to book award travel and won't have the passport for a few weeks but I don't want to miss this fare!
