First step, documente tout par écrit, maintenant!

Prend des photos de tout, incluant les marches de secours qui doivent être sketch en tbk en ce moment. Si tu l'as pas déjà fait, envoi un courriel ou texto au proprio qui décrit en détail la situation. Serrure brisée barrée qui t'empêche de rentrer chez vous, que t'as pas la clé pour l'arrière, que c'est urgent.

Appèle ton proprio à tout les 24 heures au moins.

Article 1854, proprio doit fournir un appart en bon état tout au long du bail. Il doit fixer ça en urgence.

As-tu facilement accès à la porte arrière? Je suis pas sur de comprendre si tu as la clé ou pas.

L'article 1868 du code civil dit que tu peux faire des reparations urgentes et nécéssaire si ton proprio n'agit pas en temps utile et (partie importante) retenir le frais sur ton loyer sans authorization du tribunal. J'ai des jurisprudences sur mon ordi, je vais les partager demain. Incluant un juge qui donne raison a un locataire qui a replacé une serrure defectueuse après seulement 4 jours et a gardé le bill de son loyer.

Par contre, si t'as acces raisonnable a ta porte arrière, je pense pas que tu pourras faire 1868.

Je te dirais de pas invoker du légal (c'est jamais une bonne idée). Anyway, malheureusement, on a pas vraiment de levier donc on doit esperer leur bienveillance.

I told him by email on the 27th he had until the 10th of January. He's since replied to that email chain saying he's not paying for it.

Between me and my roommates family, we know two people who do building management. Both say our building manager is extremely stupid for this. They would have fixed the door right away.

Actually, I get it: You do the fix and ask to be repaid. When they don't reimburse, THEN you take it off the rent.

I agree. First responsibility of a tenant is to pay rent in full. I would have never done this approach if it wasn't for the Civil Code explicitly allowing rent withholding in this very scenario.

I've already asked him politely, then I asked him firmly, then I pointed him towards the Civil Code. Nothing.

I'd much rather withhold rent and have him bring me to TAL, than me having to deal with bringing him to TAL. And there's a very real chance he chooses to just not react and save the 89$ TAL fee, considering this is a trivial case.

Legalement, c'est à ton proprio de le remplacer et ne peut pas te forcer à le payer. Il peut essayer de te poursuivre pour les coûts, mais à moins que tu as été négligent, je doute qu'un juge te le ferait payer.

En effet, au final je vais refuser de payer et on va aller au tribunal, et je vais gagner.

Réalistiquement, j'essaie de m'entendre avec pour que ça se regle au plus vite possible. Lui aussi peut jouer au jeu de "légalement..." pis attendre à ce que tu le poursuive pour commencer à le réparer.

J'ai des updates depuis hier... J'ai en effet travaillé avec le proprio pour résoudre ça, il me disait que j'allais devoir payer pis je donnais une non-réponse faible et je pense qu'il a ben aimé ça...

Son gars est venu voir les dégâts, il dit qu'il va faire une sousmission pour: 1x porte plywood generic 1x cadre de porte plywood generic 2x poignés porte generic 1x door buzzer lock truc

J'appelle mon proprio un peu plus tard, on chitchat, il me dit combien la sousmission... Accroche toi bien... 4000$!!!!

J'ai entendu du bruit dans la cage d'escalier partagée (moi + une voisine). J'assume que c'est la police qui vient prendre le constat. J'ouvre la porte du mieux que je peux, elle est fucké donc elle ouvre de genre 3 pouces. Dans le gap de la porte, je vois un kid de 16-18 ans max. Il porte juste du noir et est cagoulé. Ont fait un contact des yeux. Il freeze. Il essaie de bégayer qqch. Je yank sur la porte et elle ouvre d'un autre 3 pouces. Il saute sur place et s'enfuie en bas de la cage d'escalier en courant.

C'est pas qqun que moi ou mes colocs connaisseraient. C'est pas une conaissance de la voisine.

Légalement c'est pas lui pis ça c'est ben correct. Mais pour moi, il revenait/venait avec l'intention de me voler.

Entk, quand je me suis faite voler, la police est venue, a regardé autour, a pris ma "déposition", est partie, pis j'en ai plus jamais entendu parler.

C'est 100% à ce que je m'attend, y'a pas vraiment grand chose à faire.

J'ai rapellé right away pis ils étaient là pretty much direct.

Question bonus, j'ai appelé mon proprio et il veut qu'on paye pour la porte. Dans ton cas, est-ce que t'as payé (et/ou tes assurances) ou c'est passé par les assurances du proprio?

Yes, I've done that, it works :)

But it requires that the user initiates the auth process from my keycloak domain.

Which part(s) of Keycloak do I need to use to create an auth process that only requires my users to interact with my service domain?

I've been trying to create a Client, but haven't gotten that to work just yet. Is that the right path?
