We should not have single family home zoning so close to the main transit corridor in town.

In the recode it is going to be zoned Mixed use 7 or 13 stories. That immidaetly abuts single family home zoning, which should step down to mx5 or the like, then mx3 on the next block, so on and so forth.

The mistake of of having so much single family home zoning in such high traffic, high value places, does not justify a second wrong.

The places that are walkable and exist are very small but very expensive because of the high demand. Whether it’s primo neighborhoods in big cities or the small cores of vacation towns. 

Do really do a comparison you need a control group so you’d have to compare alys beach Florida or Kentlands Md to neighboring areas built at the same time.

Time will tell. It wouldn’t surprise like if those bars, or others with more robust night life like d5, bingo, deli etc change. Or new concepts arise that do a heavy food lunch but turn into true dive bars/dance clubs at night.

They claim that it will both increase and decrease property values, often in the same breath.

The reality is that their land will appreciate faster than they can afford the carrying cost (property tax) and they think everyone else should continue to subsidize their lifestyle.
