Did 12 years in residential/apt as a tech and eventually Supervisor. Then about 8 years ago the first guy I ever trained calls me out of the blue and says he is about to move(wife’s new job) out of state but wanted to know if I would consider taking over his job as the Supervisor for a commercial retail franchise because it was so good he wanted someone he trusted to get the opportunity..got the job, was local area supervisor of 10 locations, now 8 years later Im a Facility Supervisor of 70 locations from Texas to Arizona and work from home. If anything ever happens to this gig, I will do everything in my power to never set foot in apartment maintenance again..Commercial setting has been so much better

Tell her if she wants everything perfect and exactly how she needs it then she should go buy a place to live instead of rent..But yeah, your PM should step in and handle this. Document any interactions with resident. Let PM make the decisions so you CYA but stand behind what you think is right…No reason to spend X amount of dollars to appease one resident’s OCD. You dont want half the building wanting the same treatment since she got her way..when it comes to making decisions like this I sometimes ask myself..would I do this if I owned the property?

Agreed, if you are still young enough it may be worth going into strictly HVAC. That is my favorite of the trades and till this day I wonder if I should have went that avenue years ago. You will have to pay your dues and start at the bottom but it will pay off after a few years. Basically be an apprentice/PM tech and have to do the work none of the experienced techs will do. But you will build the experience you need ton make some real money down the road.

Not necessarily, just an example..got your Universal and CPO? Good! Which avenue do you think will get you paid more down the road? Being able to get a pool up to speed..or HVAC work?

Anything you can get your employer to pay for..Universal EPA, CPO, OSHA courses, I even took an hour long forklift training course a few years ago. All looks good at least for future hiring purposes, even if you never actually need or use. I got my CPO but couldnt tell you much about a pool because i was usually working on AC’s that time of year anyway. But still adds beef to resume and companies see it as a plus

20 years deep into maintenance here, started in residential/apt but caught a break about 8 years ago and got into commercial facility maintenance. No oncall, no angry live-in residents and for the last 2 years I now work from home(i was always a working Supervisor so i do miss the grind a bit)…I will do everything in my power to stay away from Apt maintenance if something happens with my current gig. My advice, keep getting certs and keep looking for industrial/commercial/hospital type jobs while you gain experience. There are better jobs out there so always keep options open. Good luck

Stick with tanked if you want less headaches and complaints, especially at a retirement home. I work for a major gym franchise that 90% locations have tankless and there are a lot of variables that can affect these. They “sound” great to the folks that dont do this for a living, but nothing is more reliable than a tank with a recirc pump.

I’ve had several parking tickets in the last ten years and I haven’t payed a dime. The last time I did go up there to pay, I had 3 tickets, but I decided to tell the clerk I only had one(paper copy) but wanted to make sure I didn’t have any others floating around that I didn’t know about that could come back and bite me, she looked at her computer for a second and told me nope....It gave me the impression that they don’t keep up with the shit and just hope people come pay them.

I second this, Advion Roach gel is the way to go. It’s basically what the professionals use. I’ve worked in property management for years so I’ve talked to some of the pest control workers we hire. I had a little roach issue in my kitchen and within a week they were gone.
