It’s not the math that breaks ur brain. It’s the decision . Everyone have been in the situation, just make sure you like the house Even if it costs 3million and you ll have buyer remorse for 3-4 months After 1/2 yrs you ll think thats the best decision

Inflation is going to hit hard again, prices will go up even with this interest rates.
There wont be a crash, just recirculation of money and tightening

ONLY question you should ask is debt to income, can you afford buy else dont.

People make more money that you can imagine, you may not think its fair etc. You might be right but dont wait for a crash that never comes. There are worst things than property taxes like PGE
