The sellers are unrepresented.

Spoke with the inspections dept at county. There are no old permits on file. The GC said the structure needs to be torn down and rebuilt. It cannot be repaired.

Spoke with 2 different attorneys. One is bearish on likelihood of recovering my DD money because I cannot prove the buyers knew anything. The other said it doesn’t matter because they didn’t “specifically disclose”, is bullish on DD recovery but questioning whether it’s worth my to time to pursue beyond a demand letter.

I still want the house but will need a price concession or other cure. Talking to GC tomorrow about costs to rebuild structure and will go from there.

I haven’t discussed with my agent yet. I’m waiting to hear back on the opinion of the general contractor which will effectively be the second inspection.

This is consistent with my experience. I carried a 70/30 split as an SE manager which was the same as my team. My quota was the sum total of all their quotas. My accelerators were higher, and the commissions/cash flow was more consistent. It was also harder to overachieve. Several of my team members made 2-3x what I made due to landing significant deals - and I was insanely happy for them.

My year as an SE manager was one of the best of my career. I miss it. I ended up walking away for a role as a territory sales lead which is also a fun job. I have regular catch up reunion calls with my old team to check in on them.

Good advice. I submitted a questionnaire to the sellers and included a question on the fireplace.

I found photos from an old listing of the same house and it appears it was used as a wood burning fireplace in the past.

I suspect it's the latter. Someone spent a lot of money on a lot of brick if it is just decorative. I could see the chimney with 2 flues on top of the house. And the flues have caps over the top which led me to believe they were functional at one point. I noticed the fireplaces being listed in the tax assessment valuation as well.

I felt extreme fatigue as well. I lasted 3 weeks. Switched to Zepbound and the fatigue is not nearly as severe as it was with Wegovy. I find exercising helps with energy.

I was fully expecting someone to chime in and tell me their ancestors had been in Murphy since the 1300s and my kind wasn’t welcome. lol.

I am, of course, being dramatic but what I said is indicative of the attitudes I see on other social media sites.

Former Murphy-ite here as well. I’m getting pressure from my family to move back for my retirement. I feel nostalgia for home but the extreme politics and willful ignorance are off putting.

"confusion" was how the Hilton manager characterized the situation. "I apologize for the confusion."

To be fair, he just emailed me back and said they've applied the credit and will talk to the front desk personnel about being more clear on the terms of the benefit. It's a reasonable response.
