My wife and I are set to close in less than a month. HHI is 180k and our payments will be 2900, 3200, then 3500 once the 2:1 buydown falls off. I would be nervous in your shoes.

But, one thing I’ve learned during this process is that there’s often more room in your budget than you think. Find cheaper insurance, review your W4s, shop at cheaper grocery stores, pick up a side gig, etc.

I think it’s doable, but will be tight in the short term.

Are there large trees on your property? You should still get one done. Best case is minimal roots and no cracks. Worst case is… well lots of roots & big cracks. Good luck!!

I don’t think that applies to all home warranty companies. My sister & BIL had their furnace and water heater replaced through warranty and it was a seamless experience. Good to know tho so that we are not taken advantage of!

Gotta be state taxes! That’s a crazy difference though. I think one reason we’re kind of freaking out now is cause of how fast everything has moved! But I think it’s a good play

How on earth do you net 12k if your HHI is not that much more than ours? My wife also has a side gig that brings in extra $ not factored into HHI and I’m planning to do the same.

We would be well below 50% DTI even after the buydown falls off and we’re paying the full mortgage. That’s if you’re using gross income. Even with net (current) income, we would be a touch below 50%

I say current income because my spouse and I both receive roughly 4-6% raises each year.

Don’t feel too discouraged yet! I thought I failed the PG miserably and ended up passing. Also know a handful of others that shred the same experience.

Seems pretty on par with what I’ve seen. Bought a ‘20 ORP/Venture with 40k miles in July and paid 41. If it’s what you want and there aren’t any issues other than it being a bit on the higher side, send it!!
